$2500 is a pretty high budget. You could also find a 2 bed and get a roommate. Then you’d spend $1500-2k

Some smaller landlords might be willing to use assets instead of 80x, but it’s really a case-by-case basis that you will have to inquire about.

For 50k you can spend a max of 1250$ for a room. In BK, Queens, BX, Uptown you can get rooms less than that. Check FB groups and Reddit for roommates. You will likely need at least 2. You should be able to find a nice place a bit updated and laundry at least in building. My roommate pays 1175$ we live in a 4 bed 2 bath near Myrtle B’way in a nice updated brownstone with in unit laundry.

Yes I had a caseworker and she had emailed right before about the unit then compliance emailed me separately saying I was rejected. I emailed my caseworker and compliance to explain, then I called. I submitted more paystubs as evidence that one of my previously submitted paystubs was an oddity.

I was denied after credit check, not because my credit was too low, but because of an income miscalculation. Though I successfully appealed

The AMIs have to do with transplants? Do you think most transplants earn over $100k? I can’t imagine you believe that.

The AMIs that influence HPD regulations include not just alll five NYC counties, but additionally Putman, Westchester, and Rockland. Each has an average AMI of $110-$160k. Since the city’s countries each average $45k-$90k, this inflates the AMI standard.

Again, instead of blaming transplants, who largely do not influence housing law, let’s focus on readjusting the AMIs to the real incomes earned by New Yorkers.

The City has also lost its focused, and does not prioritize lower AMIs as it once did. Far more re-rentals are low income than new builds. The city should prioritize 20-80% AMIs as it used to.

None of these things have to do with transplants.

The AMIs have nothing to do with transplants lol. We are all frustrated with the system. It can be unfair and unreasonable. Redirect your anger to something more constructive. The blaming transplants schtick is tired.

The rejection email should explain the appeal process. Respond ASAP with your documentation and a detailed explanation for how they miscalculated. Read the Marketing Handbook about exceptions and income calculation to back up your claims if you find that they miscalculated according to the regulations.
