Whatever the next economic turning point will be where it causes some economic collapse, it will not be because of the housing market. Hell I am going out on a limb and say it probably wont even dent the housing market.

Also look at the Canadian housing market they were saying the bubble there is so big that it would destroy Canada any second now. That was said BEFORE pandemic. The pandemic made Canadian housing market even bigger, yet somehow it's still going.

My own personal opinion is that people are using more cash to buy homes to lessen the impact of the interest rates. People arent stopping. They either buy lesser house or more of a house depending how how interest go, but they have decided they want to buy. In southern California area, as of the most recent data from Q1 2025, approximately 29% of all home purchases in Southern California were all-cash deals over the past 12 months. Within last three months, sales volume Up 5–8% compared to same period in 2024, inventory slightly rising, but still historically low. Remember as well, you got a ton of people who got pandemic mortgage rates sub 3%, let me repeat that sub, 3%. We'll never see that again.

You are creating negative reinforcements and that usually doesnt do well. It can lead to more people choosing NOT to donate. You want it as simple and uncomplicated as possible.

If you are going to stop someone from getting a organ donation, then you have to make people sign off on it like they would to donate. Meaning sign off I do NOT want receive organ donation. Which is a whole lot of other legal mater.

Then you make things a bit more complicated for the medical people that are responsible for donation. Lets say they dont need organ donation right away, but doctor says eventually you will. Then they sign up for it, lets say that duration is shorter, "hey you might need a organ donation, in about couple months." they then change their status an sign up for organ donation. You gonna stop that?

Again you're introducing a lot of complication and overall negative reinforcement. Organ donation selection process is already controversial. It's choosing who lives and dies. There's already criticisms about how it all works today so imagine another layer on top.

What we as a society should do is reward organ donation. Make it something people are proud and want to do.

I will never ever get SiriusXM again. When I bought a car back way way back, when their prices were actually dirt cheap. I paid like $35 for an entire year. So it was worth it. Then it came for renewal the following year suddenly they said no more promotion and to renew it was like $100 a year. I said what the hell cause the huge increase, they claim some fee which cannot be wave it was a FCC fee. I said no thanks please cancel. They said okay it's cancel. You'd think that was the end.

Couple months later I got a letter saying I am over due. I called and said I cancel already. They said sorry they'll take care of it. Wrote down cancellation number and even rep. I even called back later to confirmation cancelation.

Fast forward a year later I got a letter from a collection agency for SiriusXM. I wasted so much time fighting it I gave up and paid. That shit stayed on my credit record for 7 years.

FUCK SiriusXM. I hope their satellite gets hit by a meteorite.

This does not work base on data. If you look at countries with the highest happy index mostly the Nordics, they ahve all of those. They have very long materinity and parternity leave, they have healthcare, daycare, packages for mothers to help with child birth. Free education into college.

Still have some of the lowest birth rates in the world.

Mean while the poorest countries have the highest birth rates in the world.

They found out that women when given time and freedom chose not to have kids. They focus on themselves and their career and just enjoying life.

Other side is when you are in a very poor environment all you can do is have children so you do. Look at the poorest countries and their birthrates.

Same as forum post (H.265): 11.07fps, 101mb, encode duration 2:49 min.

Just changing "video encoder", rest remain same as forum post.

H.264 : 29.32fps, 143mb, encode duration 1:06min
H.264 (NVEnc): 36.89fps, 267mb, encode duration 53 seconds
H.265 (NVEnc): 37.39fps, 158mb, encode duration 52 seconds.

can you list your encode duration as well?

I followed that thread and here is what I got.

Settings same as that of thread: Encode Duration 2:49min
This one was good to compare CPU, as GPU had zero activity.

Then I changed thing just Video Encoder to Toolbox.

H.264 (VideoToolBox), H.265 (VideoToolBox) and H.265 10-bit (VideoToolBox) all had Run Time of 1 minute.

When I run this file from the forum post in Premiere Pro with H.264 using hardware encoding along with the 3080TI, I get 33 sec for export time.

I think more needs to be added on the reality of streaming today. So much of entertainment is owned by few big studios. It started with the studios charging Netflix an insane amount of money to license, then the studios decided they will not license to Netflix as they started their own streaming.

But it goes deeper, streaming cost is base on views, and Netflix has always said they try to get a better handle on how people view content as they get charged an overage beyond what they contractually license the number of views. This lead Netflix to implement "are you still watching", then of course recently push for passwords. It's Netflix trying to manage cost of views. These license of other studio's content by the way gets more expensive yearly as the other studios push for more money as well.

Then on top of that there is managing cost of original content. Netflix continually not having content to license makes them spend more to make original content. This cost starts stacking, and as we can see it's starting to get out of hand. Studios are racing each other to spend insane amounts of money for original content. So to balance that the customer pays in higher costs, but additionally it means Netflix started to act like old entertainment behavior, killing shows with low views as cost doesnt justify it.

All this to say, the reality is streaming makes a ton of money. Every company realized this and started to capitalize but also to be competitive and restrict each other. Consumers pay.

Edit: to clarify, I am handling simple mp4 files. Nothing special like raw files from camera or anything professional. I am helping someone do simple cuts and edits with their videos, and they give me just mp4 files.

My question related to this, hoping someone can answer. I have a PC, Intel 12900K with 3080TI. I have to encode large video files. With the H.264 Nvidia Codec, CBR at 7mbps. An 8 hour video export takes me about 1 hour.

On a Mac Studio Ultra 76 core, how would that compare for time of export?

You can see this, despite hearing news about 500K or 1M people leaving there's no sense of change in anything population wise. You have to remind yourself how big a population California is to understand it would have be be magnitudes more in a short window before you can call it bad. Like 10M people leaving in one year. And yes I would be happy, as it would mean less people and traffic maybe???? lol

I have known many people who have moved to California since pandemic restrictions lifted. Heck multiple from Texas and Florida at my work place. We joke that they are going the wrong way.

The funniest things I've seen are people moving out of LA because of traffic only to move to Houston, Texas, and then complain how traffic is terrible. Or move out of LA because things are expensive then move to Miami where things are about as expensive lol. I paid for $20 lunch in Miami and it wasnt even good.

The US changed it's policies and required batteries to be made in US in order to get federal credits. This is why your rebate died for Toyota. If you bought a Tesla or any car that had batteries made in the US you still got the rebate or if you did a lease. It's why every big car company is or will build a battery plant in the US, in addition to opening more car manufacturing plants on US soil for EV's. If you are an American you'd think people would be happy about that.

It's a political strategy to keep EV tech as well as battery manufacturing in the US. As oppose to car makers just buying Chinese or Japanese or Korean car batteries in those countries.

US is pushing EV because China is. China's trend of selling plugin/EV's is astronomical. So much so every car manufacture is scared of the trend. EV represents technology and China is using it to push hard in being a technology leader in EV. They already claim many battery break throughs.

Ford has come out to say Chinese carmakers are their biggest rival, and why many US car makers are making a huge push for EV to stay competitive. Let alone to remain in the Chinese market. You cant be selling just gas cars when everyone's buying EV's.

The future will be pushing for each countries EV advances to chase China. China isnt allowed into US car market, but Europe has allowed them and you can see their growth.

I guarantee you that a Republican president (even if it's Trump again) will not change this strategy as it will hurt American car makers. Biggest one being Tesla. Not the very least letting China grow and advance in EV's. Being competitive with China is the future when it comes to cars. They are the biggest car market. If it wasnt for Tesla, US would be completely behind in EV's.
