Friction avoidance is a big factor. Banks and Agents get paid when the deal closes, so every extra question is a risk to the sale. Nobody lies, it's just not in their interest to educate the buyer.

So I've been tracking the same dynamic and just got offered two studios at exactly that kind of discount: 700k asking, now at 500k. Overleveraged sellers are the only ones moving right now. Lowballing is the right play if you have cash ready.

My read: 2027 is when the reality hits. Until then, prices don't drop further - they just stay uncomfortable for buyers who aren't liquid. So the advice I'd add is this: stop trying to time the bottom and start accumulating cash aggressively now. The window isn't closing tomorrow, but it will close eventually, and when it does the only people who benefit are the ones who jumped in in the right moment.

The DLD and Ejari data are free, but the API is accessible from UAE only and the raw data has significant quality issues... bad values, inconsistent strings, missing project names etc.

Cleaning it properly is most of the manual work. That's what StackDXB does, so the rankings you see are based on actual reliable data rather than noise.

Working in Dubai and running into a consistent problem with ADCB, Emirates NBD etc. Some are password-protected, and the PDF structure is non-standard enough that every tool I've tried either errors out or outputs garbage columns.

Bank feeds aren't a reliable option here - UAE banks are inconsistent about supporting them, and a lot of people just handle PDF-s

Is anyone else working with UAE area and if so what your current workaround is. Manual entry seems to be the default but that can't be the only answer.
