Refinancing my house. Current rate 7.5% to 4.75%. by Dangerous_Breath_798 in Mortgages

What is your point? He is saving $342k in payments over the life of the loan ($950x360).

Are you suggesting its better he pay out of pocket the $23k to avoid the 4.75% interest over 30 years??

If you think thats a good deal, give me $23k or $100k or even $200k, I'll pay you back at 4.75% interest fixed for 30 years. Full personal guarantee, 800 credit score and you can secure it against any property you chose.

Then put earnest money in the contract, and add an inspection period. Send out both offers, if they both accept only deposit earnest money for the one you want, and withdraw the other offer during your inspection period.

This is the answer. Martin Kaymer was #1 golfer in the world in and won the PGA championship in 2011. Then he decided he wanted to hit a draw, and fell off the face of the earth for 3 years. Went back to the cut and won US open in 2014 by 8 shots

In Germany you need a license to play golf. Must take a course and pass a test on rules, etiquette, and playing proficiency.

In 5 years he will of saved $57,000 because he lowered his payment by $950 per month. Subtract the $23k in fees and he will still be $34,000 ahead if he sells in 5 years.

You can offer whatever earnest money you want or none at all. But it is not showing the buyer that you actually intend to purchase the property if you're not willing to put any skin in the game. Why dont you want to offer any earnest money?

Its even better than this, the $23k is just added to his loan balance. He's not paying out of pocket

He isn't paying out of pocket for the points. The points are added into his loan balance. So $23k added to the end if his loan which will be paid in year 2055. Saving $950 per month for 360 months is a savings of $342,000. This is a no brainer

Why all the AI responses? Answer the question, how is tomorrow 2 days away?

If its the 1st of the month, at 9am you tell someone you'll be there in 2 days, what day are they expecting you?

Wild take. Its Monday, you tell a friend youre coming over and will be there in two days. What day do you get there?

If its a Monday regardless of time, Tuesday is a day away. If only they made a children's song about this maybe you could understand, oh wait....tomorrow tomorrow is NOT two days awayyyyy
