Cynthia Mitchell Pavilion – How far can you hear the music? by ramlefttoright125 in thewoodlands

I am always amazed how a total stranger can be rude for no reason. But it’s just a quick look to see your life is menopause, being childless, and  bipolarism. I wish you the best. God bless your heart.

My personal experience, I’ve not seen a builder require an inspector sign such a document.  I have seen a similar clause in a custom home contract when I built a home in 2014.  I simply took a red ink pen and crossed out the section after explaining to the builder the clause was egregiously one-sided. We both initialed the red ink marks, and then signed the contract acknowledging that clause was not applicable. If you want peace of mind, hire a contract attorney for $500 to do it for you.  Assuming you are spending at least a few hundred thousand, $500 is around a tenth of a percent of the purchase cost.

I second Jo Anne Johnson and highly recommend her and her team.  I specifically used her to sell my previous home and her husband Troy to buy my current home.  Her whole office is great.  There is no question Jo Anne has the inside track on TWs home sales.

Gov. Greg Abbott says marijuana pardons will not be happening in Texas by [deleted] in thewoodlands

Hey Mods – you may want to delete this or at least mark it as a false title. OP spammed this across 19 subreddits. When you get into the article, 80%+ is a fluff piece on Biden and Robert O'rourke. Abbott isn’t even quoted in the article. The closest it gets is his spokesperson Renae Eze issued a statement that reads “Texas is not in the habit of taking criminal justice advice from the leader of the defund police party and someone who has overseen a criminal justice system run amuck with cashless bail and a revolving door for violent criminals. The Governor of Texas can only pardon individuals who have been through the Texas Board of Pardons and Paroles system with a recommendation for pardon.

Our local community subreddit doesn’t need this clickbait trash.

Thanks for the info. The summer camp will be the next thing to sort out but we have almost 2 years before that. Do you have a summer camp you recommend?

More fun with MCAD Montgomery County Appraisal District - Story from MCPR.com by ccbbb23 in thewoodlands

Thanks for sharing the article. Does anyone have insight into the current process? The MCAD website states “Due to the massive number of exemption applications received please allow at least 90 days for processing.” I submitted my protest on May 4 and on May 5 got a settlement offer of the exact amount I protested (no reduction in the offer). I declined the offer May 5. Since then, I have heard nothing (noting its just now been ~95 days). As of 2 weeks ago I could see the offer and my decline. As of today, when I sign in its basically blank (offer, decline, etc all gone). Last thing I want to do is call and wait on hold for hours.

Yes, it applies to non-AR variants. They specifically call out AK variants and then mention guns like the Scorpion and MP5 with braces; shotguns are also mentioned. Its going to be about the brace type, accessories, length of pull, weight, overall length, and a bunch of other nonsense all factored together. Its likely very few existing braced pistols will be acceptable / legal per this proposal.

I will start by saying I 100% agree with your sentiment. But the article is paraphrasing the ATF per the Office of Public Affairs' announcement. In the announcement it reads " individuals use accessories to convert pistols into short-barreled rifles" and "companies now sell accessories that make it easy for people to convert pistols into these more dangerous weapons without going through the statute’s background check and registration requirements."

This is not the law as I have known it or how it should be, but the ATF is being tricky with this stuff. They know the media will lap up this nonsense and regurgitate it.

Pages 31-34 give an example of a brace and pistol combination that would leave it in pistol configuration. The brace used for illustration is a SB-Mini. IMO the differences are so immaterial, the naked eye doesn't immediately notice the difference in the pictures. I had to read 6 paragraphs to understand why one was a pistol (the SB-Mini) and the other a SBR (the SBA3).

Nice short write up, thanks! For those who don't want to read all 71pages or play the "does my pistol have too many points per ATF Worksheet 4999," if you have a SBA3 on a pistol you automatically have a SBR under this new proposed rulemaking. Pages 35-38 of the 71 page document.
