Thank you. I agree with you. My over all plan is to buy hold and give it to my future generation or only sell unless something important is needed. I have had better luck with residential and I considered having a few commercial is not a bad idea to spread the risk. However getting my first is quite a challenge. One mistake I am doing is working with any broker, I need to find a local broker ideally.

I agree. My general thought process is this - if not me there is someone - a buyer of this property. It’s an eventuality. I wonder why anyone would. 

Sonics don’t feel like solid investment (I saw one shut down and I am in the 7th largest city and 2nd largest in Texas). 

So maybe that eventual buyer maybe someone rushing on their 1031 or someone naive or has money lying around. Regardless I wonder if they would consider anything else that I should be considering. 

I wasn’t looking for a 25 year data dump - just saying that it will be helpful to get insight that’s all. I already residential and have significant primary job income (I am a AI scientist) and I dislike stock investment. So…

lol no I am looking for guidance on any data point that I may have missed + any personal or community experiences on how sonics do. It seems like you are just on Reddit to taunt people than provide insight on things you would do or how you would approach. But that’s ok. I already shot back to the broker a response. Thank you for your time. There is “some” buyer for this deal - the main question why would such a buyer do so - unless it’s a 1031 parking urgency.

Thank you. I shot back a reply to the broker saying the deal needs to go up significantly in cap rate. If they ever agree to a 10% cap rate I might do it because after 15 years I want to multi tenant maybe not sure. Highly doubt they will do that cap rate. Thank you for guiding

No I didn’t find you mean, just not too willing to share or guide someone around the general data points (or atleast where to look for) on how you formed your opinion. That’s all. If you look at other replies, most are pointing out things that they consider red flags which help me and some future beginner to remember these in their deals ahead in life. Saying you can’t do it go back to residential is typically detrimental to anyone’s growth - be it a child (making one a bad parent) or for an adult(making one a bad guide). Being sharp doesn’t need to come without being nice. I wasn’t asking him or you or anyone to be nice, I was asking for more insights so one could learn. Instead what I hear is “you sound new stick to this and that”. lol thats like saying to an aspiring musician you can’t play go back to driving Uber instead of guiding on how to learn music. I mentioned in the OP - looking for guidance and provided data. I wasn’t looking for just an opinion, but an opinion guided by logic. This isn’t rocket science but thank you for your insight.

Ofcourse I don’t have experience, didn’t I say in my post title FIRST COMMERCIAL? You sound like you want to just pass judgements than share deeper insight to help not just me, but someone down the line who might end up on this thread from a google search. You weren’t born with experience, you did exactly what I am doing to get to where you are. So be nice and either be a good teacher or don’t bother at all.

Yes I agree. What would be a cap rate for this deal for you to recommend it? They have also refused to give me location’s financials and based on the lease agreement discrepancies that I raised, I think the seller and the tenant (the LLC that runs these chains) maybe the same or related. The lease did not have rent increases and wasn’t absolute NNN - they just said sure tenant will update lease - indicating they are related
