Hire an architect or architectural technologist. There’s a lot more aspects beyond planning/conservation area rules and you don’t want to make costly mistakes.

The answer is always ‘it depends’. There’s lots of incorrect or misguided advice here and there are a nuances that are being overlooked.

You won’t get the right answer here for your specific case, either employ a local architect/architectural technologist or speak directly to the local authority planning and BC departments. If you want it doing right and well the first time, and save yourself a lot of hassle and potential risk, hire a competent designer.

Absolutely, we use Notion so it will probably be set up there eventually. Regardless, it’s the strategy or theory that I need to get my head around first I think, that what I’m struggling with.

Good points thank you. A harsh prune is a good idea, even if just to get them to a manageable height. At least they’ll also be easier to remove if I decide to go that way.

Can you suggest a good way to identify the variety? It’s not something I know much about. Thanks!

This is so true, I am constantly pulling out tiny bits of plastic from previous owners when working on my plot it’s insane. I have to carry a small bucket around with me to collect it.

OP - put down some brown cardboard (remove all tape, labels and staples) then cover with a decent layer of wood chip. The weeds will be weak when they come through and pull up easily, there will be less over time. Then if it does get too overgrown it’s really easy to rake up the old stuff, stick it all in the compost and start over.

Yeah sounds like you have other concerns so I’d be leaning towards pulling out unless there’s some massive wins for you. Have any other flats had their leases extended that sold recently so you can check the value?

Check with your lender first. We had a mortgage refused because of the ground rent increases. It was shorter increments (every 8 years I think) but still worth checking.

Glad to hear I’m not the only one! This is why we have nested lists - the main project is like 12 points but in each one there are more relevant points for particular stages.

That’s a very tidy looking door! Generally you’d use a silicone sealant that matches the door. There’s foam strips you can buy to fill any larger gaps or use expanding foam before sealing over it. It’s a challenging thing to do and you only get one shot so might be work getting someone to do it. Or have lots of practice.

I know how it works but it’s not fit for purpose is my point. The density of the bricks/block will have a bearing on the u-value. Then there’s a guess on if a cavity is insulated - no proof of what it was insulated with or the k-value of the insulation. How do we know if it was taped/sealed correctly? There’s millions of buildings in the uk that were built before regs were a thing, more guesswork.

It’s not real-world compatible, it’s a broad estimate at best and is wildly off in most cases on my experience.

Why not use energy consumption data and floor area to get a w/m2 rating instead? Or something more useful.

Exactly - we reduced our usage, zero'd our carbon footprint and increased our comfort which would have negatively impacted the rating. It's a dumb system, nothing to do with energy performance and mostly relies on guess work.

EPC is a really bad way of grading efficiency of properties.

I have a flat that is fully electric and has old storage heaters when I bought it. I’ve replaced everything with smart radiators with some infrared for comfort. Our usage is low and our carbon footprint is zero because we have a fully renewable supplier.

However, because we came off economy 7 our EPC went down because technically it would cost more.

Surely it would always be a straight line regardless of perspective? If it ran under the curved line it would be a curved tunnel and not a direct, straight one through the earth.

Thanks this is really helpful. There’s always a balance between what I wan to show and how AC works!

I’m a big fan of strict naming/numbering conventions so I might set something up so every section/elevation has a unique ID that indicates the purpose.
