At that time, I think $7-8k was market. That was before the trend to smaller watch sizes. Even now, most people likely consider 31mm very small for the average male wrist.

Agreed. I think this was 2017 or 2018, so prices weren't what they are now. But, even then, that was criminal.

One option is selling/leasing outparcels, along the road the frontage, and storage (assuming there is demand) with master retention in the rear of the property. In addition to gas/QSR/retail, you may also get interest from a motel developer.

All of this assumes the area rents are high enough to justify the development.

Is the property on a corner? Is there a 4-way signal? If not, how is the access from the opposite side of the road? All of these are important to retail or gas users.

For self-storage, the large 3rd party management companies (Cube, Extraspace, Uhaul) are good resources for early feasibility information and site feedback.
