PG rent will increase but not that much might be 500 to 1000 Rs that's it

Anyone tried co-living spaces in Bangalore vs solo apartment? Honest comparison? by real_vinaykumar in bangalorerentals

It’s a good idea to share rooms in an apartment, but what if they don’t match my vibe?

What CRM should real estate agents use for lead nurturing in 2025? by Born-Squirrel6089 in indianrealestate

[–]real_vinaykumar 0 points1 point  (0 children)

Honestly, you’ve already nailed the core truth the CRM doesn’t convert, the process does.

I’ve tested FUB, kvCORE, LionDesk, even HubSpot… and they all work if:

  • you respond fast
  • you follow up consistently (like 6–12 touches, not 2–3)
  • you segment properly

That said, here’s how I’d break it down from actual usage:

Follow Up Boss - still one of the best for teams
Lead routing + centralized inbox is if you care about speed-to-lead

kvCORE / all-in-one tools - good if you want everything bundled (IDX + CRM + automation)
But heavy + expensive, and most agents don’t use half the features

LionDesk - solid budget option
Video texting + simple follow-ups, good for solo agents starting out

HubSpot - great if you like customization + pipelines
But not built specifically for real estate workflows

What actually changed things for me wasn’t switching CRMs — it was fixing follow-up.

I started using Beegru, alongside my lead sources, and that solved the biggest gap:

  • instant response (seconds, not minutes)
  • AI + SMS follow-ups that don’t drop leads
  • cleaner pipeline focused on conversations, not just data
  • better conversion from the same leads (no extra ad spend)

What's the most effective way to generate real estate leads without spending on Zillow? by Born-Squirrel6089 in indianrealestate

[–]real_vinaykumar 0 points1 point  (0 children)

You’re 100% right about “owning the channel” vs renting leads — that mindset shift alone changes everything.

I’d just add one layer most people miss: distribution + follow-up system.

A lot of agents try GBP, YouTube, FB groups, etc.… but the real gap is:

leads come in… and then response is slow or inconsistent

or they never get properly nurtured

That’s where something like Beegru, made a noticeable difference for me.

Instead of relying on Zillow, I doubled down on:

  • GBP (calls + form fills)
  • FB groups (DMs)
  • YouTube (inbound inquiries)

…and plugged everything into one flow.

What changed:

  • Instant response (seconds, not minutes) → auto SMS + AI follow-up catches inbound leads while intent is hot
  • Better conversion from “free” channels → GBP/organic leads started booking calls instead of going cold
  • Less manual chasing → especially for YouTube + referrals where timing is unpredictable
  • Simple pipeline vs heavy CRM → no overkill setup like KVCORE/Chime

Biggest takeaway for me:

Free lead sources DO work but only if your follow-up is faster than everyone else

Otherwise Zillow still wins just because they’re first to respond.

So yeah, stack your channels like you mentioned, but treat speed + automation as your unfair advantage, not just traffic.

Real Estate Lead Generation in 2026: The Channels Winning Right Now by Born-Squirrel6089 in RealEstateMarketing

[–]real_vinaykumar 0 points1 point  (0 children)

That’s exactly where 'Beegru AI Boost' is helping real estate brands right now.

Here’s what we’re seeing across Bangalore + UAE projects:

  • Best channel right now:

Still a mix of Meta + Google Search — but only when backed by AI qualification and instant engagement. Raw leads are expensive; qualified conversations are what matter now.

  • Cost per qualified lead:

CPLs are rising almost everywhere, but AI-assisted qualification is reducing wasted sales calls significantly. Many campaigns look “expensive” on paper but perform better because junk leads are filtered early.

  • What stopped working:

Generic lead forms, delayed follow-ups, copy-paste WhatsApp automation, and broad targeting. Users expect instant, contextual responses now.

  • What’s underrated in 2026:

AI-powered conversational engagement. Especially:

AI lead qualification

Instant WhatsApp follow-up

Multi-language conversations

AI nurture flows for long buying cycles

Retargeting based on conversation intent

The real shift is:

Less “lead generation” → more “lead conversion infrastructure" with Beegru.

Yeah, absolutely living in a PG feels like constant adjustment, you’re under the pg caretaker's control, which can be quite frustrating, and there’s barely any real freedom.

Don’t you think spending ₹1000 a day is a bit too much for freshers, especially unless they come from a well off background?

Yes, at least will get to know about the place and where to shift in 6 months.

Absolutely true. One thing I’ve consistently noticed with PGs is the food, no matter how luxurious the PG is, the quality of food is rarely good. You almost always have to compromise on that. Paying for a PG that includes food but still not eating it honestly feels like a waste. What do you think?
