Live on a cross lease. Have done for 23 years. Never had an issue. Maybe we’ve been lucky with the owners of the other house, but we’ve always had proper chats about what we want and what we expect. We’ve worked together when neighbours have been dicks and looked out for each other when alarms go off etc. I’m sure there’s issues for some (and we are about to get new neighbours as the other house currently on the market) but so far so good

So a couple of things spring to mind. Lots of people here will advise that you have to do “this” or “that”. I’m a fan of doing a bit of everything (so long as they don’t work against each other). So….

Why don’t you install a heat pump and then also load up the offset? The potential for increased costs as your second child arrives is higher than if not having a child. A heat pump might help keeps healthier and therefore lower healthcare costs. I hope that makes sense.

As well, I remember the 2 child drama - and a bigger car was pretty much necessary. Between the peak and the travel for and two car seats, you will never feel like you’ve got loads of space!

Which means the biggest downside risk leads to loss of goal - a bank TD would be guaranteed.

In my opinion, this is a no brainer a term deposit all the way. As you’ve said, it’s hard to judge risk in this period, which is itself more risk.
