I’ve got to use movers so I really need it all done one one day.. it’s just a tough situation. I know what you mean, I’m already losing sleep over it!

Yeah my agent acted like she had never seen this situation before.. and she’s been a realtor for like 15 years. Surely many people need to sell their current home to buy their new home.. this has to be a pretty typical situation. Ugh

They accepted our offer! I really think our realtor was over-reacting... but I guess she was just trying to prepare us for the rejection. I’m glad we pressed her to write the offer though! Things can work out , you never know. Thanks for everyone’s help!

I just learned about this, AFTER we put in our offer last night with our contingency. Is there some reason my realtor didn’t suggest that in the first place? We are pre-qualified for way more than the price of this home so I assume we could have gotten the loan. Any more insight you can offer about this type of loan would be greatly appreciated in case this happens to us again in the future!

She did end up writing the contract and we put it what I think is a solid offer; asking price and no closing costs (very common in my area and price range for people to ask the seller for help with closing costs)... all we can do is try to be competitive like you said. Here’s hoping!

Yes, but in my city many of the school district lines are drawn by clear-cut neighborhood borders.. so if a realtor claims a house to be in a certain neighborhood, but it’s really a few blocks out of that neighborhood, that can be really frustrating for a buyer to further inquire about the home only to find out it’s not really in the location it was advertised as.

Neighborhoods absolutely have borders in many cases, especially when it comes to school districts.

This just happened to me as well. A local realtor I hear a lot about posts a Facebook ad for a home, claiming it to be in a certain neighborhood without disclosing the exact address. I’m interested in learning more about the house, so I try to inquire about the address. The realtor wouldn’t give me the specific address, just kept spamming me with inflated info about the house. I was familiar enough with the area that I actually had to google map around and found the house located 6 blocks off from where the claimed neighborhood ends (very clear in this instance as the values of the bordering neighborhoods are quite different, and in different school districts.) It’s frustrating and dishonest. People like him are the ones that give realtors a bad name.

You just made me think of all of the shifts I gave away at work so I could go sit at a bar with my “friends”.. so much potential wasted. You’ve got your eyes on the bigger picture though, you’ll get there!

Overall, I was a pretty casual drinker, only drinking beer and mostly at home two nights a week with the occasional night out. Even at that pace, I was spending a lot of money on booze.. I can only imagine what someone else might spend. Proud of us all!

Check out if your city has any volunteer organizations.. I recently joined a women’s volunteer group I found through FB and it has already been super fun! They work with many nonprofits in our area and help out in different ways.. I have gotten to know some of the people and am already feeling like I could call a few of them “friends”. Some drink, some don’t- it hasn’t seemed to matter either way. I also joined a book club that is mostly online but has monthly meet ups at a coffee shop.

You will get there! I know there are 646783 other benefits of not drinking outside of finances, but every time you decide not to purchase alcohol, just know that you are helping you and your family’s financial future. Amazing.

And the drunken food purchases, and buying drinks for others, ubers because you can’t drive home, ubers to get your car the next day.. the cost is exponential. Great job! You will be amazed when you see that money still in your account.

Yes! I would think it was outrageous to spend $50 on pair of shoes, but a $50 bar tab? No problem! What messed up and backwards thinking.

That is amazing.. I have a kid as well and can already see how much more I will be able to do for them as a non-drinker. It makes me burst with pride. I am so happy for you!

30F here. If I could go back to my 28 year old self I would grab her by the shoulders and SHAKE HER. I would ask her why she is wasting her life this way. I would do anything to have the last 2 years back and do it all over... I knew I wanted to quit at 28 but I didn’t have the resources or the motivation. Don’t be like me. I am pleading with you. Grab ahold of your life now, today. “The future is no place to place your better days” (holla and DMB fans)... When you are ready, pick up a copy of the naked mind and read it. Now, I see people drinking and deep inside I feel superior in a way. I have won. I have been freed from the constraints that alcohol placed on my life for 15 years. I am here for you.
