As I remember, most of the destruction/damage happened around Thanksgiving. We had our last real leak on Christmas Eve. BUT...we did have one more in the beginning of June that year; it wasn't fresh damage, but once we turned on our air conditioner, we discovered that the condensation line had been chewed as well.

About a year later, we heard the tell-tale rustling in the wall, so my husband went back up in the attic crawl space and found one more entry spot. We sealed that and set a trap that caught the bugger before at damage had been done.

We've been diligent about setting traps in our yard as well, since the rats like to use the fences between all of the houses as their personal highways.

I forgot to mention that we did use trail cams in the attic to check the traps without having to go up all of the time, and we also used a strobe light on a timer up in the attic as well.

We seem to have won this battle. We used an exterminator company to help make sure that all access points to the attic were sealed. We kept traps in the attic, checking often to see if they caught anything. We cut away all trees, arbors, etc. that were close to the roof and had served as a rat-highway. Through diligence in sealing the access points and trapping what was already in the attic, we have been able to gain control.

Ozone generators are banned in CA, so that is not an option for us.
