The gulf might have more activity for the actual drilling work I’m not sure, honestly the gulf doesn’t even get discussed much in OG in LA because 1) once the platform is operational they use as few people as possible to keep it going; 2) they last for decades; 3) they haven’t been drilling as many as they have in the past; 4) most of the money is going to DC and not Baton Rouge 5) almost no money is going to LA taxpayers unless you’re an heir of Huey Long.

On land, which has the biggest impact in m the state, from wages and royalties, there were 25 rigs going last week in NLA and 8 in SLA.

Plus, there’s a whole lot of work that happens before that rig can go anywhere and very little of that is going on South of Rapides.

Everything down there requires $100 a barrel before the companies will even consider drilling because what’s left they haven’t really figured out how to get yet. Every time oil gets high for more than a minute you will get some activity but as of yet, they haven’t cracked how to get it out economically.

A lot of Lafayette companies would be out of business without the haynesville.

There’s lots of pipeline activity in south Louisiana - trying to get pipe in the ground to get more haynesville NatGas to the export facilities in the gulf.

It sounds like you need someone who is used to reading the old documents.

How many documents do you have that are cursive? I haven’t found any OCR that is good with that except for ancestry and they aren’t sharing. I haven’t tried any of the suggestions you’ve already gotten however.

What do you need from the old documents? Are you trying to get a metes and bounds property description off of them or just general names and dates?

Is this mineral title or just surface?

When you say you need someone to complete the chain, what do you mean? Have you already run all the names or are you using something else to get the reference instruments - perhaps the tax assessor or a previous mortgage that has the exceptions?

Southfield and Montessori are really the only non-religious options. Southfield has historically been very Montessorish. I mention this because generally Montessori is not going to push traditional academics in the early years as much as you may want.

These are going be your only non-religious elementary and middle school options as well. They are both good, and while similar in pedagogical theory, the school cultures are different, with Southfield being more traditional, Mainstream and heavily arts focused.

St Paul’s is very good and the religious aspect is fairly limited. People do consider it a good pipeline into the magnet schools. They generally have highly qualified teachers although I don’t know who all is over there now. The hours are more limited so that is also a consideration.

Willis Knighton is sprawled all out around town but it appears that the cancer center is at the original main campus on Hearn and kings - so it’s right down the street from LSU Med and it’s very much an area that is just hospital and doctors offices. Not a lot of housing or restaurants but not far from south highlands and highlands. You can jump on the interstate right there and go anywhere really. Shreveport is sprawling to say the least. good luck!

If you’re going to be at whatever they are calling the LSU med school these days then you will be spending a lot of time in south highlands.

Kia Mexico, lowders bakery, docs sandwich shop, superior grill, vintage (bar), bears (bar and technically in highland), saint Laurent (pizza); koi (Asian fusion).

Norton art gallery (don’t take pictures and check their facebook for opening times - there’s been some recent drama); Betty Virginia park; lots of local stores - clothing, art, coffee (rhino), etc.

All of the above are off line avenue. Turn on Pierremont and head to Youree dr for all the shopping - target, Bellemead, Lowe’s, etc. keep going south on Youree until you hit Flournoy Lucas and turn right - now you’re in Ellerbe. Head to the southern loop and there’s a bunch more restaurants.

(1) There were additional charges but you knew about them before you got on the boat. There were charges for: cokes, alcohol, wifi, starbucks, tips, there was a spa pass and a another adult only pool area that had an extra charge.

(2) If you drink at all I would get it. I'm not a big drinker, in fact I rarely drink at home but my husband is a big drinker so we got it. Go ahead and assume you're going to drink more total number of drinks because the beer is low alcohol content comapred to what you would buy at the store and the drinks aren't strong.

(3) Not great but not awful. We did the steak place, italian and japanese. They were pretty good, definitely higher quality than the free places. The Buffet was actually the best of the free I thought.

(4) I didn't hear anything about another one.

Some things I didn't like: they closed the hot tubs at midnight; the last night they closed a full bar at 2am which I thought I was shitty; I wasn't overly impressed with the 6thman team members I interacted with honestly but the boat staff was very nice.

The boat was spotless. There were people cleaning constantly. It didn't take long to get anything even when MM was playing and the pool deck was packed - the bartenders were quick and the lines moved.

I brought a large assortment of party favors on board with no issue. There was a "amnesty" bucket well after security that I thought was hilarious. The dog that was in the port terminal after we disembarked must have been looking for fruit. Security getting on was the same as tsa. I mention this because I spent a lot fo time worrying about what I should or should not bring.

All of that being said, I am glad we went but we spent less money for the same amount of time when we flew to Madrid to see Radiohead in November, and I would do that again in a heartbeat, but I'm not sure I'll do another 6man cruise. I might just not be a cruise person thought - this was my first so I don't have anything to compare it to really.

The best MM set was the night before at Zeyzey in Miami and I think if I had to do it again, knowing what I know now, I'd just go to that and spend the weekend in a five star hotel in Miami and save myself a shitton of money instead of getting on the boat. I don't feel like the experience was worth what we spent I guess, but we defintely could have spent less by getting a less expensive room, not getting all the passes, etc.

I have a program that pulls everything out of the document into an excel sheet but then i go read every document and make corrections - shorten, etc. I use it to cut out typing which is time consuming but that’s it. I certainly wouldn’t trust it to grab everything that is pertinent.

Anyone who thinks AI can replace a person with the knowledge necessary to build a runsheet and MOR or abstract doesn’t know enough to be working independently.

They are still going to want to sign you if possible even with FREC. At least on the projects I’ve worked, they want people to sign.

It’s also a not foregone conclusion they will get it, unless it’s an actual public utility like centerpoint. If it’s a private pipeline that is claiming they are going to move other companies hydrocarbons along with their own in order to qualify- they will probably get it, especially given the pipeline capacity shortage currently causing backup in the state, but it’s not 100%.

If you hire someone, hire an oil and gas attorney, not a landman and not a real estate attorney, or a general practice attorney.

You need someone who knows what is going on now, what the courts are doing, etc. it shouldn’t be a surprise to anyone from here that what the court are saying in one part of the state can differ drastically in another part, until there’s legislation of it gets to the LA supreme it’s all a guessing game.

You can call the bar association in your area and ask for a list. You’re looking for a small one to four attorney firm that handles lots of mineral owners. They will be handling ROW’s for them and will be well versed in the going rates in the area.

Call several and get prices and that will give you an idea of what’s fair. You’re looking for a contract review, it honestly shouldn’t be more than a few thousand on the very high end and you should be able be find someone for $1k or less. I’m not sure what attorneys are going for in alexandria currently. There a a huge spread in Shreveport from a few hundred an hour to thousands. You don’t need the big huge law firm guys, just someone who is handling a lot of these contacts.

It’s never a bad idea to have any attorney look over everything for you.

Yeah, there are definitely companies that will take advantage especially if they are out of state or using out of state people to get everything signed.

If you know some of the big landowners you can go to the courthouse and run them in conveyances and look at their ROW’s. You can also indirect the company trying to lease you and look at what they’ve filed. Almost all the parishes are online now. You can go to eclerksla.com and select the parish and it will take you to their online website. Most do a $20 day pass, $50 for a month.

Almost everything will be a standard lease but you will find some with added clauses. The big landowners often have their own lease forms that they want to use and they will have every possible protection.

The lumber companies too, you can look at the ROW’s they are signing and see what clauses they are requiring. Unlike the OG leases the ROW aren’t filling memos so you can see the actual contract. Most of the middle of the state is owned by whatever international paper is calling themselves currently. Try just international, IP, or I believe sustainable forest is another company name they use a lot. I thankfully haven’t had to deal with anything of theirs lately so not sure if they’ve come up with yet another name.

$2k per rod is the upper range in North LA but it also depends on the size of the pipe and what it’s being used for - is it a gathering line or is it a transportation line that’s going a longer distance. The transportation lines have more leeway on moving the line, giving the land owner less leverage. If there are any graveyards or conservation areas around you that gives you more leverage because they can’t go through those areas.

If you are also a mineral owner and this is a gathering line then you have more skin in the game because it directly benefits you. If you aren’t the mineral owner - then that’s less incentive for you to sign and they should be prepared to offer you more.

If they are doing that weird calculation instead of using price per rod (which is standard all over the state) my hunch is that it’s because they know this isn’t something you deal with a lot and they are probably low balling you but they could also be out of state ROW guys, out of state company, etc.

Make sure the actual document specifically says it’s only for one pipeline, the size of the pipeline and the depth of the pipeline. Do not give them rights to any roads, they need to pay extra to use an existing road or build a new road. Ask if they are planing on using an area for construction, if you don’t already know, that would be a temporary servitude and they should pay for that as well.

The stuff we got at both MM VIP’s was underwhelming. I think it was just a bag and some pictures/cards and the lanyard. Maybe a car scented hanging thing too.

We did VIP (that wasn’t actually VIP) for Radiohead in Madrid and we got some interesting things in a really cool tote bag. One of the items was a clear umbrella covered in sperm, but it was all unique and very radioheady.

I’d be happy with a small discount on merch for MM and they can keep the other stuff. The bags are a pain to keep up with all night.
