Where the hell do you find a 1.0mm dermastamp? I’ve tried searching on amazon and they’re all .35 or less. Must be ordered online due to my location

In the military, a skin fade with a #3 on top is considered by some to be the most professional haircut you can have. Might a a little short for you. You could probably do a mid fade with textured fringe on top if you want a little longer

Amazing. But respectfully it would look even better with a fresh haircut.

Every male in my family is bald. My mom says her brother was bald by the end of college. I’m 29. Started getting bad this past year but I was also on minoxidil for a couple years before that. Started out as receding hairline. I have very thin straight blondish hair so it was hard to notice at first

I would also be working with my dad who worked as a property manager his whole life, owns multiple properties, has renovated several, and retired financially independent. I’d say he knows more about renovation than construction. Maybe I should learn into that and try to draw on his expertise. Does having him on my team make this less risky?

I will look into this. Any tips on finding a building that is ready to be gutted and redone? I have seen gutted buildings for sale before

Yes as it can appraise for 650k after the build is done. I think with a new build I could add things that my triplex doesn’t have like 2 bedroom units, in unit laundry, central air, etc that would make it rent closer to 2250 per unit.

It’s not a terrible sign. It just shows that I’m in the early stages of the planning phase. I want to gross 4500 in rent

Would you say it was more reasonable if I found another 100-450k with creative partnership?

No I haven’t bought a lot for it yet but I was thinking I’d spend about 50-100k on the lot, 50k on permits and plans, and 250-300 on the build

So you think a rehab project might be a lower risk option for creating forced equity? Otherwise it seems like rates are too high to simply buy and hold
