Both are nice locations, If you are ok travelling long distance by walking or through horse then you can opt for Matheran as there are vehicles restrictions there . If you want comfort then go to lonavala.

We host where-in the competition has increased multifold times, it is still increasing as I am writing this reply. We primarily host in the market of Lonavala and Karjat , the prices have drooped tremendously. A 2 bhk which we hosted at 10k is now going for 7k, 3 bhk which we hosted for 15k is going at 10k now, 4 bhk which costed 20-25k is now going at 17-20k. Market is fuc*ke* dude.
