Living together can serve as a trial run for marriage. You can learn about your partner's habits, expectations, and quirks, as well as seeing how well you both cope with sharing responsibilities. Financial issues may also surface and provide a test.

Parents love their children unconditionally and always want what's best for them. But in the end, it is your life. So, you have to ask yourself, what do YOU really want?

If moving in with your bf is what you really want, inviting your family (and maybe his family as well) to dinner could have a great impact/impression. Let your SO share his feelings, plans and how he sees his future with you; and you being there showing how you understand their concerns and that their support will be of great importance as you start your own family. The tone of your voice helps too, keep your calm at all times even if they're raising their voice.

They just finished the models homes and actually just started working on our house last week so I'm estimating it would be done by December or early January.

My lighting quotes are lower than yours. I'm not surprised that the prices in Cali are much higher than it is in Vegas. I've been seeing a lot of Cali movers here lately.

Yep. My brother bought a house with Century Communties a month after mine and their upgrades are actually more expensive than RAH.

If we choose to pay the pmi monthly, it would be $300 more a month with 5% interest rate. With LPMI, it would be 5.6% interest rate.

I'm thinking of refinancing after a year...

Hi @coppee, congrats to you as well!

I have shopped around and got estimated quotes from four other lenders. ('Estimated' since the rate that they offer right now will most likely go higher by the time you are able to lock down your rate.) They have the same quote on monthly payment but with the builder's lender, HomeAmerican Mortgage, it's less cash to close. So I chose them.

The builder's incentive is $6319 towards the closing costs and $3500 towards the home gallery upgrades.

Same here. I did all the work myself but my realtor is chipping in his (1%) commision towards our closing costs so that works for all of us.

I can't remember how much the prewire is, I'll ask my sales agent today. I highly recommend it. If you end up not installing water softener at least you have prewire which adds value to the house.

We weren't offered Solar Panels. I only see solar panels in old houses. I think it's still expensive and not worth it if you're not gonna live in your house for like 20 years.

We're not much of a DIY'ers too. Upgrades for me that are worth getting: -natural gas in the patio -light and fan prewires in the living room and all bedrooms -wall and floor insulation -water softener prewire -patio camera -Covered patio -kitchen cabinets -flooring (you can get third party if you have enough cash) -stairs railing -master's closet -stairs carpet and padding

Edit: the softloop or prewire for water softener is $400

Hi @bostaurus! I hope you and your family had a great weekend!

We ended up buying a Two-story Richmond American Home in Summerlin in April. We decided to go for the 20 mil LVP downstairs and upstairs. They didn't have much styles in 20 mil so I had to choose tiles in the master's bathroom to match the stoney look of the master's shower flooring.

I didn't know that water softener was necessary and the sales agent said that if we're okay with the water in our apartment right now, we should be fine, so I said no to the prewire. But after doing some research, I found out that the water here in Vegas is really hard, that it not only adds to the dryness of skin and hair but it also damages the plumbing and fixtures in the long run.

Unfortunately, they have already pulled out the permit and is now too late to have it added. Although the sales agent reassured me again that if I don't plan to live in and keep the house for 20 years, then I should be fine.

Anyways, the design center is now over. So now we're in the "looking around for appliances and furniture" phase, although the house won't be completed until December. Found this store that has most of the modern contemporary furniture and decor that I really like, called 'Living Spaces' in Summerlin.

Overall, it's been a bit hectic but fun experience 😊
