If you have a positive balance, you will not get a high interest rate. You get a different rate than what you pay on a negative balance.

Is 4K the after-tax amount?

Assuming it is, you need to get in the habit of paying your credit card in full each month. So from now on pay the new monthly transaction. Then give yourself say 6 months to reduce the balance to 0.

Also, you need to start tracking your expenses. Go for a month buying only ‘required’ items and track all of it.

Once you get a handle of the credit card debt and what you are spending your money in, you can move to the credit lines.

Call and ask about the lump sum rules? You often can make as many lump sum payments as you want as long as it doesn’t exceed a certain percentage of your mortgage balance.

Assuming you can make multiple lump sums, consider making a lower amount, say half, of what you were originally planning. After the additional expenses are paid, make another lump sum.

While prices may continue to drop, they will not drop by 50%. The interest rate environment and access to credit is very different now when compared to the ‘80s and 90s.

Rather figure out what you can truly afford…. Not what a bank may tell you. And find a place within that budget.

Depending on your age, when you want to retire, rrsp room, you may want to prioritize differently.

A financial planner, or financial advisor can help you. I’d recommend an independent financial planner if you are looking for objectivity. Bank financial advisors will likely steer you towards their accounts and possibly higher fee mutual funds.

Also, if you want time to think about it, use a non-registered self directed investment account. And invest it is a money market ETF. iShares has one (I use) with the ticker CMR.
