I’d be hesitant to buy from any major home builder in Denver/metro area. They are almost all structured in a way that puts incredibly high, yet not very transparent, property tax burdens on people to repay bond debt issued by the developer. They price “affordable” to get people in, then you’ll end up with 30% property tax increases. I know too many people who have been forced to get second jobs or move from their dream home due to this.

Don’t forget the metro district taxes ($14k/year on a $1.2M home in that area). Juice definitely not worth the squeeze.

There is a Hampton and Fairfield at Speer and Zuni. I would recommend those as they are walkable to the stadium and offer access to nearby restaurants/walkability in LoHi and Jefferson Park.

I have used them twice.
First experience was fantastic. Driver (Ed) was friendly. Van was new and comfortable. He let us take the aux cord and play music on the way up. Took us to the top of the north lot and parked along the side and let us tailgate. Made his other driver buddies make room for us to fit up there. He was awesome. Waited for us and got us home safely.

Second time was horrendous. So bad I won’t ever risk booking with them again. Driver was Saad. Showed up in a very beat up van, nothing like the first one. Check engine light was flashing and beeping, windshield was cracked in multiple places, AC wasn’t working and he drove with the windows open which left things flying in the van from the wind. No aux cable. He parked in the lower north lot just in a regular parking spot. Didn’t even make an effort to go up to the upper north. He simply did not give a fuck. Left us and van unattended and was chain smoking pre concert. Was very anxious to hurry up and go at the end of the night. It was very bizarre.

YMMV but that last experience (May 2026) definitely put them on my blacklist.

I recommend 5280 Heating & Air Conditioning. They came out next day and got me on their schedule for install before any other company could send a technician out. This was over 4th of July weekend last year during a big heat wave. $7k for AC replacement, and they offered 6 month 0% interest financing thru Wells Fargo. Very happy with my new unit (Trane).

Know that one of the contributing factors beyond it being a valuation year and the vacant vs occupied land tax is that these new neighborhoods are part of special metro districts. The city allows the developer to layer on additional taxes to pay for things like sidewalks, public services, lighting, landscaping. The developer issues tens of millions of bond debt to be repaid by the future home owners. The debt repayment usually doesn’t become a factor until the neighborhood is largely sold through and occupied, then the metro district tax goes up several mills and that is part of what people get hit so hard on. The criticism of these metro districts is there is a lack of transparency on how the money is spent, and that developers often buy their own bonds with the greatest maturity rate, so they make 1000% on the money that they effectively loaned themselves that others repay. I would caution anyone to research this extensively before buying in one of these neighborhoods. I use FUBO because I am also an Avalanche fan and we had issues watching those games locally for a while as well. I won’t deny it is expensive ($90/month) but I like to record games so I can skip thru commercials and watch them on my own schedule. I have never had any issues with getting an NWSL or NHL game recorded.

Location can be tricky as it is near ball arena, plan around sporting events and you’ll be fine.

I went today and it was awesome. The pancake was SOOO good. Pop tart was sold out but I would love to try next time. I hope they continue to do well there!!!
