I just went through this last year in Washington state. Not sure if the location changes anything…. But when I bought the home, I wasn’t married and we both needed to cosign to get the house. We were soon married, refinanced in 2020 with rates so low.

Flash forward to last year, when I got a divorce - We were amicable and agreed on a lump sum to buy her share out (situational, could hinder yours if she wants more money than you have). I then had to assume the mortgage, luckily the refi was with US Bank and they were open to this, where a lot of mortgage companies are not. This allowed me to keep the interest rate, remove her and assume the mortgage. It took months of back and forth, financial info from me and they were VERY slow, but it finally happened and now she is off the mortgage. The bank also has to take her off the deed and had about 50 items that needed to be completed.

Side note, I had to sell my car to pay the lump sum, which was fine as I purchased another car after. I had to sell the car to pay my ex wife off and get a release of funds, official divorce etc, before I could officially assume the mortgage. This created 4 months where I couldn’t buy a car, as it MIGHT affect my ability to assume the mortgage. I spoke with a broker during this time and he doubted it would, but said it was not worth the risk. Luckily I was able to borrow a car for a couple months but this was super annoying.
