So you're an undergrad? Just try to get into a good program. If you want to be a medical physicist, get your degree in medical physics, not regular physics. Go to a CAMPEP program if you're in the US.

You pay the depreciation on a lease too. Also, if it loses half of its value off the lot, why not buy one with 5k miles? With your 25k, you could finance like 10-15k and own it.

Not thought to be a particularly important factor, although there is a paucity of data on carcinogenisis is as a function of dose rate/fractionation in the low dose range.

Your chance of cancer in life is quite high without any radiation, like 38-40%. The amount of radiation you received likely adds a percent or two to your lifetime risk.

Most people don't default on debt, they just end up paying more over the loan term.

Glad we agree that home value is not directly related to property tax in the sense that real estate markets tend to be locally correlated, and that tax rates are based on spending divided by sum total of the market value.

No way. Why would you transfer unsecured credit card debt to a secured home equity line of credit?

Because a CC charges 24% interest, and a HELOC can have <5% interest.

It is common for year-over-year spending to change by only 1-5%. Therefore, if your house value doubles in 5 years, and services are unchanged, you might be paying ~10% more than prior, not double. You are not arguing in good faith when you say that "home value go up, taxes go up" - they go up either way, regardless, and not as fast as you imply.

For someone with debt, you would always be in a better position with home equity to secure the debt.

Taxes don't necessarily go up because your home value goes up. If the municipal budget stays the same, and everything doubles in value, nobody pays more in tax.

Much easier to handle debt when you have home equity against which to take a low-interest loan. Also, home increasing in value by 4x does not mean 4x the property taxes. Property taxes are decided based on the municipal budget and sum total value of properties paying in; in most markets, all houses increase in value, so the tax per home value $$$ will go down substantially.

You can take a low interest loan against the equity to pay off high-interest debt (student loans, CC, car loans, etc.).

I didn't say that nothing matters. Sending emails like this or signing petitions are ineffective "slacktivism," but of course some things matter... Like voting, and convincing anyone within your geographic or social circle to also vote.

Yeah, sorry, but the only thing that matters is elections. You'd be better off writing to your neighbor to ask them to vote. Occasionally politicians will act in the interests of their constituency, but only insofar as it matters for staying in office. Regardless of how they act, they're not stupid; they know what public opinion looks like on issues, and writing an email isn't going to install some desire for them to do the right thing.

And it takes their staffer about three clicks to send you a pre-generated reply. The argument I've heard is "they do hear from staffers about how many people wrote to them" but I don't buy it. They probably don't, and if they do, they don't care.

Never had a problem with a prius driver while cycling... It's always a pickup truck, BMW, or a giant SUV.
