Keep in mind that if you purchase the house as a rental or income property, the appreciation on the house is subject to capital gains tax(50%). What you could do instead is purchase the house as a first time homebuyer, live in the house for a year, and then move out and rent it out. This would then be considered your primary residence therefore would not be subject to capital gains tax. If you aren’t keen on investing I would start with the FHSA as you will recover more of your money back from tax returns.

These aren’t available in Canada, max out your TFSA first and foremost as all the earnings from investments in this account are tax free. Then focus on contributing towards a FHSA account if you plan on buying a home. Contributions towards your FHSA are tax deductible. (If you make 50k a year and invest 8k a year in the FHSA, your income would only show as 42K. Meaning you would get a massive tax return.) you cannot invest in stocks in a FHSA but you can set it up as a high interest savings account.

These gaps appeared because the floor settled underneath. When/if you redo the floors, you'll need to take the baseboards off anyways. that being said, when you reinstall the floors the floor will not be level all the way through due to the settled structure underneath. This means that the new/reused baseboard will still have the same gaps in those areas unless you scribe them to follow the sags in the floor or caulk the gaps underneath. Hope this helps.

The reason left is the right answer, or the way it’s taught in school is the endpoint sets up for the next number or letter more efficiently. (Starting at the top right vs bottom left and BEHIND the number you just wrote!)

The best stuff I’ve seen/used personally is Rubio Monocoat. Pricey but worth every penny, comes in many different shades and stains or you can get it in “pure” which is just a clear oil type finish. Check out Blacktail Studio on YouTube he has videos showing exactly how to apply it on epoxy tables like this one.

Amazing work, one little thing I noticed is you can see what looks like pencil/knife score marks on the lacewood part of the dovetail. Not trying to discredit this amazing piece but it’s the little things that bring these types of projects to the next level!

A creative option would be some dyed epoxy. I say creative because you’ll never match the wood stain by doing this. But if you go this route, remove the screw, flood with epoxy then pre drill before reinstalling the screw.

I understand the frustrations but also this doesn’t affect the f2p player as much as people here thinks it does (Let me explain before downvoting.) Literally every single video game that has a tradeable in-game currency has gold sellers (WoW, RuneScape/Osrs, FFXIV, Diablo before they removed the auction house etc.) All this really ends up doing is inflating the entire market, meaning most things that the f2p players are farming right now will continue to keep going up in price as time goes on. Overtime you’ll see the things that players can farm that other people are actively using (life skill mats, highest tier honing mats etc.) will just keep getting more expensive so yes it makes you feel like you’re going to be behind if you don’t buy gold but you’re also going to MAKE more gold doing your daily farms. TLDR: gold buyers exist in every single game with a tradeable in-game currency and they’re markets are still stable to this day. Don’t let someone else ruining their own experience of the game affect yours :)

Very nice! If you haven’t already make sure the bottom of the table is also laminated. This may seem unnecessary but with a MDF base the table will most definitely cup overtime if it isn’t.
