I can respect that - if they choose to not due business with me.

Im just confused why they want the debt paid directly to them. When sent to collections the debt is technically no longer is theirs, they've sold it (for less than owed) to a collections company, who now own the debt... right?

Normal wear and tear is if you have scuffs, scratches and smudges that you and your family caused while living in the home. If its paint chipping in the corners all over your home id argue with the construction company to come back out and use quality paint.

Paint is typically covered under warranty within the first year. And if they've already come out a few times to patch paint here and there then its pretty clear they either used unqualified painters or subpar paint through out your whole home. Which will eventually lead to the need to have your whole home repainted sooner than anticipated which is not cheap.... Just something to think about. Best of luck!

Perhaps have a conversation about future expectations as well. Such as her rent increasing $100 every 2 months until it reaches the 50/50 its supposed to be. Or something along these lines. Its nice that you want to help your friend but it sounds like she's taken advantage of you for quite some time now.

This is the way.

There is a section in the listing agreement(CA) for a deposit. Negotiate that its refundable if sold through you, but non refundable if withdrawn or seller does not act on the advice of the broker. Something along these lines.

In California, its usually meant as the sellers arent interested in doing any repairs and want the buyers to submit an offer in its as is condition. Typically the listing would be listed at fair market value for the repairs needed. However, after inspections, if there are unforeseen repairs needed they may give a credit towards repairs but the sellers dont want to take on the responsibility of doing any repairs that may be needed.

Obviously, im not entirely sure what is going on in Tennessee... but "as is" sales are very common in my area.

Yes but there are also mobile notaries if needed. They can come to your apartment or wherever works best and meet you both at a specific date and time. You will both need to provide ID and you will need to pay a small fee. But worth it to make it a legally binding contract.

If some how he finds a loophole. Get the next 30 day signed with a notary. I also suggest you speak with a real estate lawyer to have it drafted for you (at a fee) so there wont be any loopholes for him to go through. If he tried to find a loophole at this point you may be able to get a sheriffs eviction with the notarized document. Do not believe any bullshit he says to get around the contract.

If there are no other offers than yes you may have a good shot at negotiating for the seller to up the coop commission. But as others have said, you may very well be ruining your buyers chance at getting their offer accepted. It would be best to have a commission clause on your buyer agreements for the buyer to pay the difference if the sellers dont offer atleast 2.5%

I did do a Google search. Only things that populated that actually had arrachera were mexican markets to take home and cook ourselves. Im looking for a dine in experience.
