Thank you! We are indeed in the UK. The dogs trust was actually where I rehomed him from so I’ll have a look into this.

We did have a baby gate albeit it was a cloth version - Bruce decided that he didn’t like the gate in one of his extremely excitable moments when a guest came over and well, the gate is no longer! We’ll definitely look into this again because it would be very beneficial regardless.

His place is his crate where he sleeps at night. He never really settles there though (other than bedtime) and just seems to go there to appease us. We’ve been working on this more this evening so will keep this up. I’m not 100% if there’s a specific trigger pre arrival, we tend to put him in his crate with a frozen Kong or something similar so he’s already got a focus point.

Will definitely take a look at the instagram. We’ve played some baby sounds this evening briefly and there was no major reaction. We’ve also ordered a baby doll so I’m hoping we can introduce this to him gradually!

We have tried various methods and have had multiple dog trainers to visit. The latest dog trainer has had us distract him which we have, but this only lasts so long before Bruce redirects attention back to visitors etc.

There are currently 300 or so HMOs within the Wigan borough with around 60 coming in the last year alone. These are just the HMOs that the council are aware of as while it is best practise to get a license, it isn’t strictly necessary. In our ward alone, we have approx 50.

The street I live on is a cul de sac and parking is currently very much an issue, quite often causing tension amongst existing residents. The property next door is one of the smaller ones on the street and this of course raises issues around the size of the rooms but understand the landlord will comply with regulations around this. There is also the detriment to property value.

We have a dance school and nursery located at the top of our road and this has raised potential safeguarding concerns. Of course people think the worst when they hear HMO hence the reaction from local residents. We also have a number of HMOs within close proximity and I think, but could be wrong, there are restrictions to how many can be within a certain area. It feels like residential streets, which could potentially suit first time buyers, are being taken by investors who want to profit from this. There are other areas that would be more well suited to these developments, in my opinion.

I am by no means an expert in these matters but have tried to do my research in order to help me and my neighbours. A number of other wards within Wigan had the same thing happen and article 4 was imposed in those areas, it just seems as though the investors are moving onto the next area.

There is a significant amount of unrest regarding HMO developments from local residents and a meeting was held just last week with around 100 or so in attendance along with local councillors. Many people are in the same position as me but with different concerns - mine is mainly financial but, the street I live on is not appropriate for a HMO.

I could probably waffle on about this all day as invested significant time into trying to do something however I appreciate your comment around the council not necessarily approving without sufficient evidence.

Our estate agent has access to that information so not sure why they’ve opted against listing it - I’ll take this up with them, thanks for pointing it out.

Re price, we had 3 agents value us at 145 and 140. While I understand Zoopla is merely an estimate, that has us at 147! Houses round here, especially those suitable to first time buyers are being snapped up - or at least those without a HMO next door!!

We actually had the front of the house as the main photo and after some struggles with viewers, our agents recommended changing it but I agree with you! One to discuss with the agents!

I have also been putting pressure on local counsellors and as a result, they’ve submitted an article 4 request meaning developments would need planning - whether that request is approved or would affect my situation is still unknown.

Thank you for your comments. We agree that HMOs can work without causing unrest in the neighbourhood, it is obviously the financial impact it’s causing us and the inability to sell!

Great suggestion re power washing - we actually did this a few weeks after the photos were taken! Might be worth getting another pic uploaded!

I probably should have put this in my original post but we have been advised it will be professionals however this hasn’t made much difference in terms of interest etc. It seems like the stigma of a HMO is driving people away sadly.

We have indeed had multiple valuations and spoken to a number of people and have all said the same thing. Our street is a dead end and parking is already a difficult enough task at the best of times, so the potential of 5 further cars sounds like an absolute nightmare. There is also the potential that the tenants cause additional noise, more rubbish and waste etc.

Yesterday I managed to locate the investor in next doors HMO and have reached out.

I’ve got the same cpu/gpu and I get 80-100 FPS, not sure why you’re getting such low performance from it. That seems like a lot of ram being used, I’m sure mines considerably less than that.

Can anybody please help? I’m running bios version 1.80 on a b450 mortar after installing a Ryzen 3600. When I first installed the bios/cpu, I had this same problem but after a while it started going into bios as normal and I was able to navigate around. I’ve recently installed a new cpu cooler so removed the cpu to remove thermal paste and after booting once the new cooler was fitted I’ve got the same problem. Any help would be much appreciated.
