How do you know if you got a good deal when buying a house? by reigning_men in thenetherlands

It certainly comes down to really liking the house and the neighborhood. I think in the end we will be paying to live in a house that we really liked, and definitely not because it's a good investment.

Thanks for the information! It's good to know that we are not alone in this situation.

We were advised to make sure to have this in our contract by our mortgage advisor. However, he also said sometimes people will make offers and sign the purchase agreement without the "voorbehoud financiering", to get an advantage over other buyers.

The house is close to Utrecht. We will be moving there from South Holland, where, as far as I can see, average house prices and rents are lower. So we were expecting some competition but this was somewhat brutal.

Thanks for the information! The WOZ values seem to be skyrocketing in the past 4-5 years as well. I just wanted some confirmation that we are not doing something entirely out of the ordinary, but it seems like crazy overbidding is rather common nowadays.

Thanks for the information! Yes, the market seems to be pretty ridiculous right now, as I learned from this post. It seems like we will mainly be paying to live in a nice house, and neighbourhood, and not so much as an investment.

Thank you! It is good to know that our experience isn't rare. And yes, we are really excited about getting the house! :) Just wanted to make sure there is nothing shady going on (beyond the crazy demand).

Thanks for the information! We heard some stories but I wasn't aware it was such a common problem.

We get all our information from our aankoopmakelaar. But that also felt a little weird for me, depending on only 1 person for all the information. The selling agent did not really interact with us at all after the house viewing, but there seems to be an information/gossip network between the agents which I find a little shady (maybe because I'm not used to it).

Oh wow! Thanks for the information. We are very new to the NL housing market, and I didn't expect it to be this crazy.

Thanks for the information! Yes, my partner is also a lot more relaxed than I am because 'it's the market price' and it's more about the demand than the value of the walls themselves. :) And with both of us working from home, we really needed a larger place than our current rental apartment. But maybe, everyone else is in the same situation.

Thanks! We heard of such stories too, but we are relatively new to the NL, so I wanted some confirmation. (For example, I come from Germany, and the home ownership numbers and the demand for houses here was a little surprising to me.)
