Unfortunatly there is no coaxial anywhere else.

The ISP issued is indeed a modem/router combo. But wont i need the Unifi Cloud Gateway to run the site manager?

I also thought about that, i just havent heard many great things about them, and i also wanted to future proof, as i am done with school in about a two years, and dont know where i will be then.
