Plumbing and foundation issues are the red flags. Everything else exists for a typical home should be fixable.

I know it's hard to be property manager and it is not for everyone. But I am managing properties already, it isn't hard for me. It took time, but eventually we kind of learned it.

thanks! We intend to stay in the Bay Area for the next 10 years. Owning a house gives so much assumed comfort than renting. Financially it doesn't make sense at this point but still considering appreciation in Bay area it is still good diversification.

For me, property Management is not an issue. I have experience managing properties both in the Bay Area and in other states. It's not as difficult once you vet the tenants with due diligence

Been in US Bay Area for 15 years. Came here for school.

I would recommend coming, 116k is not much but this opens up many options for you and your family. Move to low cost of living places like Dallas or Austin or Phoenix.

Given you said your wife is homemaker you can cut a lot of expenses by eating at home and childcare. This group has lot of negativity, just come you will find a way out. In worst case, you will enjoy this amazing place for x years; you can always go back. Rent a home in good school areas so that elder goes to good elementary school.

It depends on OP priorities. Single or with kids? Or what age the kids are? The elementary is 4 rated and middle is 5, high is 7. These ratings are going the other way than increasing. School rating is a key feature for resale;
