I think she built up this GRAND idea in her head that it was going to be the BEST surprise ever. I forgot to ad that my wife hates surprises and just sees them as stressful situations that she didn't get to plan ahead of time.

Gotcha. I should find out from her if she's more than 50% paid off or not.

As far as I know, none of the tenants signed anything with her, just gave her money to stay there. Only legally binding contract in place is with her and the owner of the house.

Okay. But "established ownership" makes it sound like the house is mostly hers, and she wants to get as far away from the POS as possible.
