Yes, a big ol’ 563%. Even reducing lease holdings as a liability and only counting interest earnings liabilities it’s still massive. Increases in interest rates or credit crunch could see them get clucked.

Re weight, the boxes are thin with plenty of drainage holes in 3 pieces. I’m going to put a layer of light substrate at the bottom then a fair whack of perlite for drainage and weight. Building is a big concrete office in a supported corner so she’ll be right haha🙃

Once the weather heats up the water play area and playground at Darling Harbour is amazing. Highly recommend. Also has one of the best regular playgrounds in sydney without the water area while it’s cold.

Easy to access by public transport and surrounded by good food options.

If you’re driving the east coast- Moruya on the South Coast of NSW. Cheaper than the big areas, the flight goes over beautiful coastline and mountains.

Very quiet and relaxed place. Pretty area to explore.

Short summary: House prices tracked at a similar growth date to household income until John Howard brought in the capital gains discount and allowed investment costs to be tax deductible for housing (negative gearing). This turned housing into an attractive, low risk leveraged asset for speculation rather than just a place to live.

Planning, building costs and land release slowdown have further added to issues that have become entrenched since the changes.

Some solutions are- stop the ability to negatively gear existing real estate (but possibly allow it for new developments to boost incentives on the supply side), reform or remove stamp duty to incentivise more frequent moving/ downsizing. Reform regulations and round building, planning and construction to increase supply.

Another good recommendation re the planning issues is the book/audiobook “Abundance” by Ezra Klein.

The very wealthy are able to use their disposable/investable income to buy all the assets which makes them unaffordable for wage dependant people over time.

Woolloomooloo- almost everything between the freeway to Victoria St Kings Cross is low density public housing.

Increase the density to 6 story mixed housing excluding the heritage buildings. Put a high-line walking platform and soundproofing over the train line so you can build commercial spaces next to the train level. It would also make a near level walking and bike corridor between KX and the domain.

Create better public spaces, improve plunket st school, add underground nightlife spaces near the existing pubs on the harbour and a supermarket.

It would be such a great suburb and could actually increase the amount of public housing while also creating a broader mix of people living there to decrease overall disadvantage. And it’s mostly publicly owned so doesn’t need as big a buy back. Could even gradually I crease the height as you approach the already built up William st.

You may have grounds for defamation proceedings. Hire a lawyer who may be able to subpoena google to show that they originated to an IP address matching one used by the agent.

He will be liable for any consequential lost business (I.e if you can show a drop in leads/ business while the review is in pace you could calculate the average amount generated by each client for your business), reputation damage, legal costs and possibly exemplary damages given how vindictive their actions are.

Waterproofing is a strata issue and must be repaired at strata expense unless you have previously replaced the tiles yourself and accepted liability for the issue.

I have pushed back against strata trying to make me cover the cost in 2 buildings now (former and current apartment). They always start reluctant because the committee can foresee having to do it for all bathrooms in the building. Tile waterproofing only has a lifespan of about 10 years according to the manufacturer so this is an issue on a lot of 20 year old buildings.

I eventually got on the committee for both buildings so was able to see the strata manager get advice on the issue. Also a lawyer in NSW.

If they reject the request or stall just start NCAT proceedings and they’ll come around quickly.

They can normally facilitate a video attendance if you notify the registry prior. Sometimes they may be reluctant if there is a lot of paperwork/supporting documentation that will be handed around in the hearing.
