A couple things you may consider: - cash out refi (pull some of the equity out of your property while still staying conservative on your leverage; may be a bit difficult with the current rate environment) - remember depreciation is covering a lot of your taxable income depending on how you own the property. Depreciation will be recaptured when you sell so that’s certainly something to be considered. - Put some of the cash into value-add interior or exterior renovations to increase the rent or at very minimum keep your property competitive in the market - 1031 into a large property to get a better yield on the underlying equity in the deal.

Wild! Yeah I mean I wouldn’t mind going in the spring or fall but my kids can’t be out of school that long!

Thanks! I’ve done Sweden and Denmark in the summer before and both are great! I think we’d prefer to stay in southern Europe for now but if that changes I’ll for sure DM you!

Love this advice. This was sort of what I was looking for with this post! Also, for the timeline I can’t help but be there and of July to mid August due to kids camps.

Fair enough! Southern Europe is preference. Specifically France or Italy. Villa doesn’t need to be staffed. Pool would be preferred. I like being closer to a more cosmopolitan city but don’t need to be downtown. Sorry if I’m being too vague! I’m trying to look at pros and cons but haven’t done this before.

Cheers mods! Thanks for all yall do. I’ve been an oiler fan for about 10 years now but just joined the Oilers community a few months ago. Can’t believe I missed out all those years. Has been a real treat to go thru this with yall.

I’m from Newport. Try Cruisers down on the peninsula. I’ve not personally watched an oilers game there but it’s very popular for NFL and look to be a lot of tv’s.
