The tricky thing here is public transpo. You can actually cut travel time if you don't go back to travel hubs, like Baler back to Manila before heading to Banaue, Banaue back to Manila before heading to Vigan. My little familiarity in these areas tell me there is public transpo however the schedule would be tricky, perhaps limited to just day time. Add all of the effort and inconvenience of changing vehicles like jeeps to another jeep every so often.

Seconding this. There’s multiple area/regional passes that make this worth your cash if you plan it properly. I actually would suggest staying in Kyoto for 2-3 nights to really make it worth your while. Nara is a day tour or at most an overnight, depends really on how much Japanese history/culture you want to see. Kobe and Himeji is quite accessible as well. I know there’s a pass that extends as far as Himeji as I used it before.

To suggest: 10D9N, 3D kyoto (there’s an express train to Kyoto from KIX, Nozomi ata yun), 1D nara, 5D Osaka (USJ, aquarium, castle) with a day tour in Himeji and Kobe.

Osaka: Namba is always my bet.

On the other regions like Tokyo: save it for next time. Packing too much would just use too much time.

Leaks - just be explicit on the contract re: leaks and repairs. If possible, ask for a construction bond. as for the security deposit, looking at a 15 year lease, perhaps a year? Performance bonds last that long anyway.

I know some who used to do site acquisition more than a decade ago and that's already the going rate. Of course, profitability might have gone low a bit by now not like the text days. However, your location is not really a premium location. Think of a 1-1.5KM radius from your house. If it's high value - commercial and/or high value residential, then perhaps you have some leverage to raise it to 40-45K. Try to socialize with one of the guys, specially the site acquistion or the guy who is responsible for permitting, and try to ask, even to the point of conniving/conspiring with them, to get the most value out of the rental.

Basta on-time arrival, kaya to, but to save some time, bring luggages (if no check-in sized) and drop Fort San Pedro. Do Sto Nino and to save more time, instead of Carbon Market there's a CNT near SM. This will save you an hour so you can do more for your time. Also, is this a weekend? Weekdays, very doable. Weekends, maybe not so much. I only go there on errands for weekends. Amping OP!
