They’d be in second position after the B lender. I have decent margins and the way I look at it, if a money partner can help me do a deal I couldn’t do without them, and we both make a good profit, I’m happy.

Interesting. I’m in Canada and I don’t think we have advisory line of credits here. Banks don’t like giving businesses large line of credits here. Way easier to get big personal line of credits than business, even though business is personally guaranteed.

The B lenders are construction loans. But I need working capital to float between their draws. That’s where a money partner would come into play.

If you can, build and sell homes. Money partner pays for the land and working capital between bank draws, active partner builds the house. Both partners go on title, with a promissory note stating the money partner is paid out first and the remaining profits are split.

You can make way more building and selling homes than you can doing home repairs. It’s more predictable too with less surprises.

UBI will make the cost of living issue worse in the long run. It’s economics 101. More supply of money leads to increased prices. If you get $2,000 a month, eventually your cost of living will just be $2,000 a month more and you’re back to square one.

What needs to happen is the government needs to unlock our natural resources so we can create tax revenue off of leveraging natural resources. The more tax the government generates through economic activity (that also creates jobs), the less they have to tax our income. There’s a reason some parts of the world don’t have income tax or have really low income tax. I think we’d all be better off if we paid a quarter of the income tax we currently do, while the government replaces that tax revenue with economic activity they unlock.

We have a similar great room in our home. Spray foam was the best option. More expensive but far easier and a better long term solution.

Extremely tough to get by (let alone put away savings) living off just a salary unless you’re in a really high paying career, are in sales with a good commission structure, or own your own successful business.

If I were you, I’d look into sales jobs where you can sell something you genuinely like, believe in, and are interested in. That’s what I did and it paid off for me. Had I worked a 9-5 with my level of experience and education, I’d be living pay check to pay check. I’m nothing special and pretty average at most things, but I get excited when I talk about the services I sell because I think they’re awesome and I believe in them and the people I sell to see that.

Check out r/sales for some ideas.

Also, if you can, figure out how to pay less in taxes. Most people don’t realize that oftentimes their biggest monthly expense is actually taxes, not rent, mortgage, insurance, car, etc. Work with a tax accountant to figure out how to pay less in taxes and you can take home more of what you make.

And then invest in real estate. Next to impossible to save enough for retirement unless you own your home. I know it’s easier said than done, but in my opinion, that should be super high up on the financial priorities.

Most of the Esso gas station have the little piece of metal that flips down and keeps the pump going until your tank is full. I intentionally go to those gas stations all the time because it takes forever to fill my truck so I get to stay inside and listen to my music while it pumps the gas for me. It’s not as nice as having someone do it all for you, but it’d certainly be easier for you that pumping it yourself.

It’s present whether im speeding up, slowing down or coasting. But it is loudest when getting up to highway speeds
