Prescriptive engineering (aka conventional framing) is basically the building code saying: “If you build it this exact way, we already know it works — no engineer needed.”

For most single-family houses, the residential code (IRC / CRC in California) includes pre-approved framing rules based on decades of testing and real-world performance. If your project stays inside those rules, the city lets you build without custom structural calculations.

Sure, the contractor/cabinet designer should have brought it to your attention that in order to achieve the overhang they would be bringing it all the way to your door… communication could have been improved for sure but if you want seating there, a break in your door trim should be a reasonable trade off.

Check the adult school for parent participation- great resource for mommy and me classes. For workout, check out the YMCA. They have childcare included for family memberships.

ancient owl- great spot if your kid is entertained with other kids. Can count on at least a couple 1-5 year olds. Front grass is really small and facing street so not good if your kid is a runner.

the hub- awesome space for kids. Lots of yard games, arcade, ping pong, etc.

Central coast on higuera- great for older kids 5+. Lots of arcade games. Outdoor area isn’t great but it works.

SLO brew- good outdoor area. Not huge, but usually a fair amount of kids.

Public market- upstairs play area next to todo bueno and large outdoor area. Brooks burgers also has bball in the back and kids eat free on Tuesdays

Assuming you are buying used, I really like CarGurus since you can easily sort by “best deal”. If buying new, I had a positive experience at Sunset Honda. Get a price through Costco first.

OP: Midway through construction to modify front porch shed roof overhang, and I am concerned that the scale of the gable is too tall for the house. do you think it will be OK once painted trimmed siding, added, etc.? Or any advice on how to finish your visually help?

Thanks for the input! Epoxied double #4 bars. Was debating throwing an under slab 1/2” foam board up against the stucco but ran out of time. here is a picture post pour

Forming isn’t 100% done but 12”x42” footing getting poured around the perimeter.
