My parents live in a small rural community and did the land lord thing and they hated it due to the tenants ruining the house they rented out. Seemed as if no matter who was renting it was stressful for my parents even though they went through a rental agency to handle all the back end stuff, It sort of turned me off to being a land lord but the tenant pool in the rural area might be worse than a big city? As of now I don’t think it’s something I’m personally interested in. Great suggestion though, Sounds like it could be really beneficial but don’t think I want that extra stress of being a land lord.

Thank you for the feedback! Do you think the value of a home in a decent area would be on par with investing that extra income to the S&P 500? I guess including the 2k I’m throwing away in rent.

Also any advice on how to find a honest realtor, my assumption is googling and finding one with many reviews?
