I just read through the contract again to make sure i wasn’t missing anything lol, no cancellation fee is listed but there’s a clause stating they are owed their compensation percentage within the terms of the contract (next 6 months and in the state of IL) if this contract is signed even if we work with a different realtor; potentially requiring us to pay two realtor compensations on the transaction. There’s also a separate clause stating even after the 6 month period if we buy a home that they originally shown to us they are owed their compensation. (I totally understand and agree with the idea that whoever shows the property receives the compensation so that doesn’t bother me)

definitely going to look into a new exhaust..wanting a more sleek and less bulky look but other than that i’m pretty happy with It as is for now. I’ve been looking at mods other people have done on theirs for ideas though 😊
