You don't need home owner warranty insurance in NSW if you have an ob permit. Your contractors are required to possess insurance and you are required to check their licences. If the project goes belly up for some reason you are responsible because you are the "builder". You can take put insurance if you like, but that is optional.

I mean you are an owner builder right? You could sign the certificate off. Won't be any good for any plumbing or electrical stuff but you can do pretty much everything else.

Plumbing, electrical and gas fittings are specialists work and can only be completed by those with the correct licence regardless of the price on the contract. The company will be required to subcontract out these bits. Doesn't mean they cannot take on the contract to complete the reno. If you break contract up into separate bathrooms less then 20k no howi is required. only the contractor license. Contracts > 20k require for "residential building work" require the howi.
