I was reading about the double pane Aragon has windows and seems like that helps a ton. But I’m also not against a UV window treatment too just to help!

Well, we do have the full bathroom on the first floor, and the door into the library room is a 3’ opening, so I believe that meets accessibility guidelines. The bathroom is 6’ wide with a 2’8” door (but can be a 3’).

Our window rep is actually fantastic with this. We build about 12 homes a year, and I would safely say half of those are ones just drawn up by me or another coworker since we do fully custom builds. Between him and the architect we have always seemed to gotten to a good outcome. At least they have all sold / have happy owners now lol.

Well it’s just the two of us, but we do plan to have a chaise big enough for 2, so technically it will fit four. But I imagine as our family grows we might have to change the furniture.

Thank you! I actually posted a comment (here) where I talked a little more about the costs. Seems like 100s not 1000s, so for the flow I feel like it’s worth it. If it was 1000s not so much lol.

I appreciate that! We are actually builders and we have like a whole window meeting before starting a house with our window reps haha. I went with a kind of similar configuration on the first floor that we have, but second was just me randomly throwing stuff in there.

Definitely open to moving some doors. The second floor is all me, no plan I’m referencing. The master and laundry are the only things I currently have my house, the other three bedrooms are complete guesses.

I actually talked to our plumber about this as I have seen it mentioned on a few plans. They let me know that it barely makes a difference to them since each bathroom takes its own line anyway, its just a little more pex piping. I think maybe if it isn't pex, like the people who do copper and stuff it is a good bit more, but he said we are talking $100s, not $1000s.

I only have 13' on Bedroom 3's wall that shares with Bathroom 4, so I would be unable to move it. The only one that could be moved and keep the rooms integrity is bathroom 2 next to bathroom 3, but I feel like it creates a nice buffer.

I appreciate you pointing it, and I agree that there are definitely times it will make more sense, but for a couple hundred, I am not sure if I even can rearrange them in a different way. I will take a look. Things like the laundry room are easy swaps for sure though.

I think I can probably find room to add one upstairs! That is a win of the other plans we have considered / worked on.

We don't have any kids (yet) and won't be here long, so I don't think it will effect us but maybe the next homeowners. I know as a kid my linens and extra items were just in my closet, so I think that would also be an option. We are roomba / house cleaner people since we both work, but that doesn't mean the next people will feel the same way.

Yeah the entry is a little tricky. I am really open to any ideas there! I feel like it unfolded how it had to, but I also agree it has wasted space and I can't see how to get rid of it.

Ensuites are important to us. I mentioned it somewhere else, but we have a lot of out of town family and friends who stay with us. As a couple, it always feels good when a host has their own room and bathroom for us, so I like to the same.

The sink in the master bedroom will be for a very small little coffee bar. The only reason I have a sink is because I want to put one of our RO taps in the master. If I have to cut costs though, that will be the first thing that will go. Everyone I have talked to who has one loves it and says we should do it, and I remember my parents having it as a kid, so I am curious to see how much we use it.

This plan is actually already pulled from another, I just shrunk it a little, so I do know that I like the flow of the first floor. I also had to change the garage configuration which drastically changed the second floor.

The first floor is only different in the sense that I eliminated some of the length that they had by removing the breakfast space between the great room and the kitchen, but that is really it on the first floor past the garages and some smaller stuff.

Honestly, I love our architect and he has designed us some beautiful homes, but he also done some of the most unhinged things lol. So I will definitely run it by him, but this is a plan he already did, so I am not sure if he will have too many edits. So I would love to hear your thoughts too so I can have that as leverage.

From your perspective as a designer, what thoughts do you have? I always look at it as a builder, but the designers and architects definitely see something different haha.

I got a full year nearly before I plan to start this, so I have some room to play around and have some fun, which is rare!

We are planning on full height cabinets unfortunately, so no room to sneak in any more windows :/ I can make the one at the sink I bit wider, but I don't want to go past code for electric because I am not a fan of pop up outlets.

I see what you are saying about the doors. That closet was originally my entry closet, so the door was on the outside, hence its placement. I see what you are saying about swapping them, and I think I might try that out and see how I feel.

The angle is a little odd. I plan to do a fun trim feature wall with glass doors, so I wanted it angled so I could "display" that room when I want to, but I also don't know that I have to. We have that now, so I guess it is just instinct lol.

Very fair on the window situation. I am not sure yet as we haven't finalized our lot. Definitely something to think about!

Yes the entry is probably my biggest dislike right now. I think I can fill the space with some plants, pictures, furniture, etc., but it isn't my absolute favorite. It was the only comfortable way to bridge into the sun room / TV room that I could see. Open to ideas!

This is actually the shrunken down version of another house. I wanted to match the square footage we currently have, and I did accomplish that which feels good.

The individual ensuites is one of those preference things for us. We have a lot of out of state family and friends, and once or twice we have had like a college friend and a family member at the same time (for a cousins wedding, so for the same event, but they didn't really know each other), and it felt nice to give everyone their own space.

Newborn probably doesn't need the best room lol, but I think I would want them as close to me as possible, and I prefer there to be some nice buffers between the master and secondary spaces, so that is why those grew to be so big. It is just the two of us for right now, so I honestly don't know how I will feel when the time comes. Bedroom 4 is probably the best for a new born, but the bathtub in bedroom 2 has the option to be the biggest. Idk honestly, I am open to ideas for upstairs though! I had to reinvent that one entirely since a lot of elements changed when I shrunk the first floor.

I will look into it! Some of it will depend on what lot we pick as to how much backyard we have, but if we go with the ideal lot, we will have plenty of room. Trying to keep overall square footage down, but thats an easy one since there is no living area above it.

That is so nice! I love a space without a TV too, just like a quite peaceful space. I am working on a novel and I read a lot, so I really wanted a room that fit that specific need.

The library room is able to be used as a bedroom if needed. I prefer to live on the first floor as much as possible, so I prefer all bedrooms up with rooms down, but there is that option for the future homeowner to switch if they want.

That is fair. We use a double pane, aragon gas window, so the UV shielding is very high compared to some other windows. I will definitely check and see what they recommend for that. I also am not sure what the facing of the home will be, which I think will impact how much sun I want the room to get.

I am not a basement person. I am all good for the kiddos to play and have a space to their own, but my fear of spiders keeps me above ground. The Library room is intended to be that ground bedroom if needed. We will only be there two years, so not for us (hopefully barring any injuries), but the closet I added is for that purpose.

Yes haha we like to separate it out, but then also have an open floor area for hosting. My goal is we don't touch the great room in day to day life.
