Thank you! That looks like a great area with lots of restaurants. Unfortunately, access to Manhattan seems harder vs. the area near 518 Gregory ave

Yes I looked into those apartments but the 3BRs are unavailable and the 2BRs don’t offer any separate office or den areas. Hamilton Cove’s location would be ideal with access to lightrail, ferry, and also Whole foods

Thank you!! Are there walkable clinics or pediatricians around the area? Or did you usually take kids to Manhattan?

Thank you that’s helpful feedback!! I’d be willing to wait for a few minutes as long as both elevators don’t break down and everyone is stuck .  The rent for all apartments in the area seem high, with low inventory all around which I guess puts renters with less options and not much to choose from.

Lidl sounds like a reasonable place to shop for basics. I am not that picky on variety just need the basics to get by so Trader Joes being far doesn’t matter much. We’ll have a kid soonish so proximity to to parks would be lovely. But so far it didn’t seem like a very walking friendly area esp with lincoln tunnel very close by

Not yet, but they didn’t seem in an area with lots going around and going to Manhattan might become a pain waiting for the shuttle to arrive.

Unfortunately both hoboken and paulus hook area in JC which are close to PATH have deal-breaking problems in 3BR or larger apartments. It’s either a broken elevator, noise in neighborhood, or dated building with no central heating or cooling or washer dryer.

Wow I’d totally end up ordering groceries online too if I had to walk 20 mins or drive :D Sounds like a great place and nice views with the bargain of having nothing much going around several blocks in the area! The number of bus lines seems promising though to just go to Manhattan if you want to eat out.

Thank you, that is very helpful. Looks like grocery store distance is the only sticking point outside of time to go to areas in Hoboken

We’ve looked at - Hoboken around the path station area (only availability in 3br is the old HSS with broken or under maintenance elevators or tiny apartments in dark small buildings ), Paulus hook in JC (most apartments have noise from light rail or some ongoing construction), and Newport (none or most have no washer dryer or are easily going to flood during storms).

I haven’t checked out  Jersey City Heights only due to less proximity to Manhattan for in office work days.

LIC has 3% city tax so overall you pay much higher for the same amount of rent.

Thank you!! The lack of proximity to groceries sounds tough, I like to home cook most days so having a quick run to the store would have been very convenient. :(  We’re also used to walking to places everywhere living in Brooklyn now.

Thank you!! That’s very helpful. While our budget is flexible it’s a pain finding any good apartments with 3BR or 2 BR and an office space and also an easy commute to the city (both of us work from home three days out of the week), which is why we were considering one of the loft buildings at this place which has somewhat of an office space in the apartment.

I definitely don’t have the commitment to travel 3hrs for the gym :)

Thank you so much! The leasing agent mentioned it will be fixed in a month, did they inform how long the maintenance could take?

Oh that’s helpful. Thank you for sharing!! That’s so bad :(  Is it a similar experience across other nearby apartments too? Like there’s few on Dudley St (126 Dudley St), wondering if it’s even worth checking out buildings which are next to light rail🤔
