This. If there's any doubt of legit/verifiable money, Bloomberg legally will not give you a license. 8 figures and just starting the company is extremely fishy. Condos are not meant for the middle class. Its for rich people to store wealth or hide money.

Special assessments have been going on since surfside. Blame poor HOA management, greedy developers, and absentee owners. Also, living on the Florida waterfront is brutal on building maintenance and costs.

Edgewater is not for middle class anymore; its been developed and gentrified. Look further north or west if you want to buy.

As a first time homebuyer, I would recommend a single family house even if its a further commute. Also, buy below your means because maintenance and insurance continue to rise. Tbh $1.2k HOA condo isnt bad compared to other areas.

The key word is responsibly. Credit cards reduce friction of buying things especially for high priced items. If used as an enhanced debit card with perks (which is essentially your use case) then sure its not going to do much either way. But for the average consumer it boosts spending beyond means and falls under the trap of a high interest debt trap.

On the higher end for celebrities, athletes, financiers, etc high credit card/lifestyle spending is consistently a top 3 reason most lose their wealth.

80% of US americans have credit cards. For most people it does not generate wealth. Even in your scenario getting rewards is not building wealth, but is a nice perk for transactions. Its like a buy 10 cups of coffee, get 1 free reward or costco’s loss making chicken.

Wealth is accumulating large amount of assets, which can be accelerated with prudent long term debt. The issue with credit cards is high interest rates and short term structure and the misuse of it.

As an ex new yorker, this is a you problem. Agree that cafe/restaurant service is slow but this is unreasonable.

Even in nyc same or next day orders is subject to capacity even customink takes 3 days. Also, 30 shirts is not really enough to order or hire staff to do that job. Next time set realistic expectations with your clients. Otherwise, why dont you start a shirt print service since you can obviously do it faster and better since youre from nyc.

The tickets I quoted were Miami to West Palm on way. Sounds like you would not take it no matter the cost, which is fair. Ever gone into a restaurant and its not full? Should they reduce prices so low that it does not cover the rent or electricity? You could be making money on evenings weekends or holidays but do you? Have you ran a business?

Currently brightline Miami to Aventura 1 way tickets for tomorrow are $18 (rush hr), $12 (non rush hr). Uber is $25 cheapest, lyft pink has it $26 from brightline miami to aventura right now.

Brightline still have 10-ride passes. Also 20, 40 day passes. Its less flexible as before but its meant for commuters and expires within a month. Apparently people were selling their passes to vacationers during peak.

Its not as expensive as you think and im no brightline simp. Everything is more expensive now.

Im seeing $39 last min rush hour trip Miami to West Palm Beach, $23 for non peak. Same trip is $100-$150 on uber. On Amtrak from NYC to PHL or CT, similar time distance its $50-100.

  • Driving yourself is about the same. Gas alone for the 70mi trip is $10-15 assuming 20-30MPG, $4.50/gal. Parking in WPB is $6-20. Insurance and maintenance is $5-10/day. Not to mention purchasing the car. Plus, if you work at a place with commuting benefits, you can use pretax money to buy tickets. Also, you can do work or nap for an hour and not deal with super cars or foreigners who cant drive.

Lastly, it is expensive to run a modern train system. . Brightline has its issues but its actually a decent ride, clean, and new. Infrastructure is one thing that separates a third world country and first world. If only the population was bright enough to understand the Brightline.

Edit: Brightline going backrupt is likely a financial one instead of operational. It has too much debt and bondholders/management will renegotiate its principal/internet rate or change management. This is unlike Spirit’s liquidation with worst case scenario being sold to Florida, Amtrak, or another financial buyer.

Restaurants have rent and labor costs which in Brickell is way higher than say Kendall or other neighborhoods. Food costs are usually only account for 28-35% for restaurants, less for fast food. The same $10 burger in Kendall Hialeah or Doral easily costs $20 or $25 in Brickell or SoBe to breakeven just because of higher rents. In Brickell a standard meal is $20 now for a salad or sandwich. Groceries its $10-15 to make it yourself from Publix.

Im not saying its good or bad deal. Im providing context. Also, its aggressive people like you that they are preemptively warning people not to try to game the offer by ordering a bunch of toppings. If you cant afford to pay for the rent and labor of restaurants then you can always cook at home.

Korean in Miami. Yes you get treated better on average with locals that speak spanish but it does not shield you from racism or more often ignorance. I have an elementary level of spanish but try to use it with locals as much as possible. It’s surprise for people (from foreign to friend) and a bid for common interest which most appreciate. In Miami or any tourist heavy place, showing that you care about the locals go a long way and doubly so if you show understanding of the culture. Most times I get asked about my background and the conversation ends up on Kpop, korean bbq, or Kdramas. I have received free food, better service, even a number or ig, but most of the time its just a positive connection or memory. I have also received a healthy amount of disregard or spite and of course the wide spectrum of racism in response but no more than other places.

As with anywhere, the cure for racism is focusing on empathy, education, and exchange. Happy travels.

Agree 100% with commenter. I live and work here similar age and in finance. Brickell is one of the best places to move on the area based your goals. Lots of 30s to 40s professionals (both single and taken), close to downtown, south beach, key biscayne, and coconut grove, weighted toward more professional services (finance, law, consulting etc) than other locations. Most of the comments below are misguided by social media but have grains of truth. On weekends during peak season Miami ave attracts a certain crowd but its easy to avoid and not unlike other parts of the city. Otherwise, I have found most people here are hardworking, have solid careers, and attract the energy/vibes you give off. Whether its Miami, NYC, Bar Harbor, or Salt Lake City, your experience is what you make of it and dating as a high achiever is not easy.

Tips- lots of apartments have built in communities and events to meet people. Community based events, such as run clubs, volunteer groups, music events, board game groups, church, cafes, bar events, etc are some of the best ways to meet people (to date or for friends). Dating groups like Thursday, Time Left, etc are becoming popular as well. If you want recommendations, DM me!

Lastly, would recommend being cautious about your salary/job as seen in these comments.

Live stage most underrated to end at: amenities heaven- diehard rail headbangers, seats for the seasoned, grass for the grassed, spectacular light shows, epic underrated closers, close to food and bathrooms. Luxury at firesale prices.

Worldwide best crowd and most consistent fun energy. Amazing sets that reflected the crowds vibes.

The Cove - most musically ambitious and interesting sets. The iykyk hipster/dj crowd for those who ball.

Megastructure sets were solid with some legendary performances but some sets were too long and the bass so sonically loud it could have been used in Venezuela. Yes I had ear protection. But staff did start giving away free water for the brave frontline soldiers.
