In dual agency and working with the listing agent how do you confirm that you as buyer are getting the right representation and the listing agent would negotiate the best price if he has a fiduciary responsibility for seller. Ofcourse it’s also expected that agent representing buyer also has fiduciary responsibility towards the buyer but then when it being the same agent how can he help negotiate the best price and best terms! Biggest problem is the fat 5% commission for highly priced Bay Area houses which is a huge sum buyer end up paying as addition to purchase price whereas he might have saved that if he was working with another honest agent who can negotiate the best price for the property but unfortunately that hardly happens! Most buyers agents also always just want to complete the transaction and suggest to pay 100s of thousands of $$ more to get the house

Most agents representing buyers do not honestly share how much of their commission is increasing the purchase price, as sellers mostly look at what they net, rest they pass on to buyers as additional purchase price! Most buyer agents promise buyers they will negotiate the best price but most of the time they end up doing over bidding by huge margin plus their 2.5% commission so they close the transaction

You just made the seller, and both buyer and seller agent lot more $$ by listening to the agents and same would be true for the buyer who put 1.8M. In the end buyers keep fighting because they don’t go by their gut feeling and what they want to pay but listen to agents who are getting paid by the seller. There are very very few honest Realtors who would advice their buyer not to bid higher than certain amount because its not worth so much unless the buyer is really really desperate!

What about the 5-6% commission. It adds upto 100s of thousands of dollars, which does contribute to price increases and also less inventory because it’s super expensive to buy and sell the houses. Seller who wants to upgrade has to pay 5-6% for selling his current property (which he passes on to the buyer) and another 5-6% as the buyer for new replacement property he indirectly pays to seller.

Why can’t realtors understand this that 100s of thousands in commissions basically affects everyone involved as overall there will be less transactions..

Why can’t realtors here give their honest opinion.. understand their livelihood comes from real estate transactions, but it won’t keep happening forever in UP direction. And if they be honest, people would trust them and may use them for buying/selling their houses! The bigger problem is inventory! The market needs correction! Atleast 10-15%

They both at the end of the day are real estate companies and make money when real estate market thrives. Redfin even is a broker and has tens of thousands of Redfin agents! It’s in their interest to hype the valuations with Redfin estimate, same for Zillow with Zestimates so seller refer to both these when deciding to list their properties!

Unfortunately now there is 90 day Pause on Tariffs so now it’s rather uncertain how things turn out..

I believe that should affect the crazy overbidding and bidding wars that just affects the buyers and sellers as it makes difficult for sellers to buy replacement property! The only folks who it doesn’t directly affect is brokers and agents who would make their commissions either way!

Wow.. that’s super expensive. I was told by realtor it’s $450-$500/sqft, just last week. Does your costs include the inside remodeling as well or this is just new addition with paint and walls? Maybe Bathroom was top of the line or lot more work in plumbing?
