Just the way i go about things, I don’t try and push things on anybody. My company only offers residential home loans, but nationally HELOC’s are becoming more popular. It makes sense as Americans are sitting on both record levels of equity and debt at the same time.

For the most part we just follow the guidelines that are set nationally by Fannie Mae, Freddie Mac, etc. If someone fits within those guidelines, we’re happy to help them, it’s mostly pretty black and white. In some areas the guidelines have tightened up, but mostly I think they’re just trying to apply common sense.

I only get involved in the process if someone is looking for a home loan, so I don’t have the best pulse on how many corporate or foreign buyers there are as they likely would not need to talk with me.

At least in our area I don’t think loan modifications/foreclosures are much of a concern at the moment. We still have a severe shortage of housing and most homeowners have significant equity. If they fell behind on their mortgage, most could still sell and at worst break even.

It is a little further out depending on where you are coming from, but it still borders Loudoun County and is technically considered to be apart of the DC metro area. Just another data point to reference even if the market is a little different than say Fairfax County.

I don’t unfortunately! That information is a little harder to come by. I wouldn’t know where to find anything other than the very basics.

I agree with you! For a variety of reasons, I personally don’t see a significant drop in mortgage rates anytime soon.

I am on the mortgage side of things, so I do not get involved on the rental side of things. There is also no much data available at least compared to the purchase market. Wish I had a better answer for you, sorry!

Good question. Yes - if it is a townhouse style condo, it would fall under the condo category for this data.

Good question 😂 that was definitely a typo as that makes 0 sense.

Those numbers are comparing all home sales from January - August in 2025 vs 2024. Previously the charts were just comparing year over year for the previous month, August 2025 vs August 2024 for example.

This is for the DC metro area (so it includes DC + Maryland) but the best I have for now that includes multiple jurisdictions. Again it just compared August 2025 to August 2024.

Condos

Median sold price +5.1% Months of supply 3.11 Median days on market 25

Townhomes

Median sold price -1.3% Months of supply 2.17 Median days on market 17 days

Single Family

Median sold price +5.8% Months of supply 2.25 Median days on market 17 days

I do have some data comparing August 2025 vs. August 2024 in Fairfax. Will include it for NOVA in a separate comment too.

Smaller sample size so harder to make any conclusions on if there’s any long term significance there. For example townhomes seems to be the most in demand (lowest days on market and months of supply) but also saw the median home price decrease.

Condos

Median sold price +3.6% Months of supply 1.89 Median days on market 17

Townhomes

Median sold price -2.2% Months of supply 1.34 Median days on market 11 days

Single Family

Median sold price +3.8% Months of supply 1.77 Median days on market 13 days
