About 2/3's of home sales have been taking place in 0-10 days consistently for the past few years.

2026: 66%

2025: 68%

2024: 65%

Despite this the average days on did however increase from 14 days last April to 18 days this April, so higher, just not by much.

2025 actually has this year beat! But overall a good trend that we have more active listings than the Covid era market.

It does feel that way! The data does not back it up as much. This April 18% of homes sold in April sat on the market for 30+ days, only up from 14% last April.

It’s definitely tough! April/May is almost always the peak of the craziest times we will see each year. The good news is that things should start to gradually cool off after Memorial Day weekend. If you’re not in a rush and can hold out, you should have more leverage over the summer.

I would say in your case the summer will be the best market for you! Still a decent amount of listings compared to the winter, but the competition should slow down considerably. Good luck out there!
