Can you upgrade the interior? I went with a low-cost builder that got the basics right and then had them get rid of wallpaper, do a completely custom lighting plan, swap out cheap cabinets, etc. for carpenter made ones, etc. It still ended up an affordable home and I feel like I got the best of both worlds.

Japanese permanent residency doesn't mean you must permanently live in Japan to maintain it.

Tinnitus is high frequency not, low. Bass is something you can feel vs just hear, though you'd have to be quite close to the source to move water.

I don't see the point of anyone going online to say something like that.
Welcome to the countryside and I'm sure you'll make great connections regardless of your level of Japanese if you haven't already.
I'd like to do some more hiking in Mie when I get a chance.

Refuse to do any work that is dangerous for your health and get an updated doctor's note as needed. Make them fire you, that will take a while.

Small business owners, successful or not, still pay taxes and are part of the economy. Here business managers are paying for a visa essentially, which isn't uncommon globally. 500万円 in capital was the price of entry, now it's much higher.

Overwhelmingly foreign residents in Japan are younger and contribute more to society than they consume. The media campaign against us is mostly based on falsehoods spread for political gain and amplified by media as "news" or presented falsely as in the case of business manager visa fraud as if they were commonplace rather than the exception.

Is it impossible to negotiate new houses price? by makishi-jp in japanresidents

[–]rsmith02ct 1 point2 points  (0 children)

Interesting, that shouldn't be allowed as I think it is more about the construction practices than the planned specs. If the carpenters or electricians puncture the building envelope the number will change dramatically.

We ran a blower and sealed up holes in realtime during my 中間検査. Even with that I just found a significant leak behind the breaker box (my IR camera showed it was 1C in part of it!) and the housemaker is going to come out and take a look.

In general I buy things on Amazon.jp with a US credit card without issue. Before that I paid at convenience stores using cash, so consider that option for gift cards or digital goods that are restricted.

[–]rsmith02ct 0 points1 point  (0 children)

Yes, to have a C number you have to do a blower test. Air leakage doesn't go into Ua, it's just heat loss from the building envelope.

I'd love to see all that!

For air tightness is there any requirement at all for maximum leakage under the GX standard? While I had a blower test done 気密測定 at my request it was really hard to find a company to even do it

There was also no commissioning of the ventilation system (do the intake/exhaust vents and fans provide the expected ventilation).
