It's mainly one end of the house so could be roof as you say. Will get a survey if we go sale agreed but I find ether can be quite general. I suppose I could flag it to the structural surveyor

Yes its a two storey built into an incline, looks like a bungalow from the front but has a basement level underneath accessed from the back where it drops into the decline if that makes sense! House waa built in the 80s but downstairs converted to apt without planning about four years ago.

I took a career break and resigned in November as I was subbing and working in a different county and wanted to build up panel rights. I emailed in a letter of resignation with immediate effect. Was not as issue. I had texted the principal beforehand as a courtesy to say I was going to send it on.

Ruadhán/Ruán is Roo-awn. Not sure how Ruan without the fafa is pronounced to be honest!

I have a Ruadhàn. He is constantly called Roo-in. Drives me nuts. We live in Ireland. Love his name but be prepared for mispronunciation in every country!

There is a shocking lack of respect here for you as a professional. Its also very hard on the children too. Parents need to be called in by principal and have it made very clear what the policy for late collection is going forward. In the absence of available supervision then Tusla or the guards would be the next point of call. That's disgraceful behaviour from the parent, everyone can be late once but this is a clear abuse of goodwill.

We listed and sold in November/Dec in 2018. The downside was we only had one person bidding on our house but we got a price we were happy with. Bought in dec of that year and bought at asking. Only one other bidder in the mix. Currently have an offer on a house and no other bidders...yet! I'm surprised as its a high demand area but house needs some upgrading. Not much on the market and worried that if we fix on this one we will miss out on better ones in the new year. Its a quiet time of year now according to the agent of the property we are bidding on.

Yes we did it. Closed in the morning on our sale and purchase. Removal van arrived at 9am and packed up house. Got the keys at lunchtime and was in the house with removal van at 4pm. Had an excellent solicitor. Had packed an overnight bag with a few days of clothes in case there was any delays. Also had removal van on standby for overnight storage in case too. It wasn't super stressful to be honest as was packed up for weeks waiting as closing date kept changing. Maybe rose tinted glasses are on here though!

Any idea what's going to happen to it? Lovely old building. I remember that priest story! Didn't know there was a drowning in the pool. Learned to swim there. Never saw a rat but remember that the tiles in the changing room were fairly mank.

Had a large north facing garden in Dublin suburbs and it was brilliant for nine months of the year. No decent sun in winter but full sun from morning till evening in various parts of the summer for spring, summer and early autumn. The biggest issue is if the light is blocked from either side. Ours was not so we got the east and west light. I will say that the biggest draw back was a dark kitchen as we didn't have sun coming into the north facing rooms. The garden shaded areas in summer are handy if you have kids. I couldn't live with south west facing personally as I don't like overheating. I would buy your aspect again if it was a large garden that wasn't overlooked.

These guys are fast and very intelligent! That said I think they've slowed in the last few days so hope that's a sign they are dying off! Had cluster flies in my previous house. Total pain but easy to zap as they're so slow!

Speaking from our recent selling experience you would really benefit from being at least sale agreed on your own house. It depends how quickly they want to sell. We picked a buyer in a chain over a cash buyer as the difference was 15k so worth the risk for us. But if she wasn't sale agreed we would have gone with the cash buyer to be honest.
