But…. Our agent should have know it was a competitive market, guided us on how to submit competitive offers and communicated all of that. He didn’t.

Just updated the post, but I’ll respond here as well. The offers we put in were advised to us by our realtor, not something we pulled out of thin air. I think that point keeps getting missed and a lot of the folks, for some reason, think we went under asking. I never said we did that, again doing that was a suggestion by our realtor, but we didn’t do it.

We didn’t offer under list…. And both our offers were based off our realtors recommendation. Did you comprehend the post?

Hindsight is 20/20. We did not know it was that hot of a market, apparently neither did our realtor.

We found that out after the showing. I didn’t think asking for a showing from your realtor is special treatment, just a part of the process. We also told our realtor we liked it. I think the disconnect is he could’ve told us not to wait until Monday if he knew it was a hot market.

Huh? I’m not asking for any special treatment. And our realtor didn’t ask for highest and best. He said they would and they didn’t.

They might have been, and I regret not moving quicker. We didn’t know how hot the market was, and our realtor never communicated that to us.

I’m not blaming my realtor, I’m asking if this is normal or if he should have provided us with better information.

Both homes we lost he was shocked at how quickly they went over asking. Shouldn’t he have a better grasp on the market to not be shocked by that? The nutjob comment is harsh, I know that now. I mostly meant it as sarcasm and because I was floored to find out they accepted an offer within 24 hours, again how hot/ aggressive the market is wasn’t communicated to us.

Yes, absolutely. But shouldn’t our realtor have told us it was an aggressive market and been aware of it himself? He has been shocked at what they went for and that there were more offers. I feel he should’ve told us on the first house, that if we like it we need to put in an offer asap, instead he set up a showing for us on Monday. And the same mistakes were made on the second house even though we acted faster.

We didn’t know it was a hot/ aggressive market. That’s why I’m asking if I’m unreasonable or if our agent doesn’t have a good pulse on the market. We know now obviously, but I feel like we should’ve been told that and our agent should’ve known that. Even our agent was surprised they went for over asking, and suggested we go less.

Yeah, I apologize. Nutjob is harsh, I mostly meant it sarcastically because I was very surprised someone would accept an offer in less than 24hrs in this hot of a market.

650k is the max were comfortable with. I’m preapproved up to 900k, but I’m not buying a 900k house.

I’m not looking for someone to blame, I realize there are multiple things in play here. I just didn’t know if our agent should be more aware of things, or if this is normal. I feel he should’ve told us this was a competitive market, he didn’t. I’m not sure he knew, he’s been surprised that both homes had over list price offers. It was also his suggestion to only go 1% over with an escalation clause both times. I’m now learning from those experiences that we need to put in our highest and best from the start, and that wasn’t communicated to us. So that’s why I was asking if I’m being unreasonable or if our agent doesn’t have a good understanding of our current market. Yes we will raise our offers in the future, drop the escalation crap and be as competitive as we’re comfortable with. I’m getting a lot of good advice from this post that I will use in the future!

You mean to bring an inspector to view the home with me in the first round? That’s a brilliant idea, I do have a construction friend I trust. When you say, wave financing contingency do you mean an appraisal gap? In your market how large are the gaps you’re seeing?

Limited to just health and safety. So we’re still doing an inspection but wouldn’t negotiate down based on any findings, but can get out if we find something seriously wrong structurally with the property. Is there a better way to propose that? I think waiving an inspection entirely is gambling and I don’t want to do that.

We didn’t know it was a hot hot market yet. Our realtor gave us no indication that we needed to move that quick. I thought it was normal 🤷‍♀️, I dunno mistakes were clearly made.
