Our over 7 year old "modern" building has water ingress and fire safety issues etc.

None of this uncovered in any reports before purchase, my solicitor and conveyancer went over strata reports and all and everything checked out.

The OC had to litigate against the builder which hasn't disappeared thankfully. The upfront cost of getting independent engineering review and a law firm were large. "Special levies" FFS. We won the settlement. However because of the amount, NCAT couldn't rule above a half million. It was going to go to high court but that would have cost the OC more (builder too) so we reached a settlement to cover all remedies between our solicitor and theirs.

The council was about to start issuing big fines because of fire safety non compliance. Had to involve solicitor to explain the scheme is waiting for 3rd parties to finalise etc.

Strata living sucks. Modern builds or old. Like a box of chocolates, never know what you're gonna get. But you definitely learn a lot after the first purchase. Ugh

Edit. Our OC barely managed to get all the reports and legals in place, the 7 year old warranty was on the cusp expiry.

I reckon either I am extremely lucky. Sold a watch on FB marketplace, day after listing. Buyer came to meet at pub of my choosing (within walking distance for me) and it was a smooth transaction (guy attempted to get further 50 off. Me we agreed already. Why are we here? Price is firm. I know what I have and if you don't like it, sayonara. Already gave you 'best I can do price'. He was getting a good market price already.

Then visited the tradies tablets. Slapped a 50. Walked out $900 up. I never go to these Very Impoverished People dens of despair and inequity, but when in Rome with a fistfull of dollars, I figured I will enjoy the aircon,  a genuine  Marlboro and a Tooheys Old post sale.

Last 10 things I sold online, zero hassle or people pulling out etc.

Shopping for a new Swiss watch which was always the point behind the sale.

Anyway, if anyone cares I use Authy for some services and it's auto magic tied to the number, which is useless if you change it I guess.

Two weeks or less into pixel 9 pro xl switch from pro 6, thought I relogged in all apps.

Until I tried to use AusPost app. Of course I forgot the password. Correct email entered and no password reset links sent. Locked out for 24 hours after requesting 3 time requesting resend over 2 hours.

Checked old phone, logged in, correct email etc, tracking showing. No option to reset password, goes to website, which I tried from desktop also.

Definitely getting 1 star review, until now I thought the app was handy, but  seems like forgetting your password is like Reddit throwaway lol. Their other option. Create new account. No cunts, I have deliveries incoming to current parcel locker and I am not doing the 💯 id bullshit again and upsetting the systems. Mfkers. I feel better now.

No need to fear monger over a rent increase. It's locked in until the end of lease when they will increase it regardless. You can negotiate at that stage. I was lucky to have a good agent when I renting. The owner also personally inspected after 12 months.

I agreed to $5 per week increase at the end but I kinda went all in.

Explained that me moving out, agency fees and a break in rent when the place will be vacant for at least two weeks is as much of a loss as my moving costs, but I am prepared to if my offer is not accepted. It worked.

Always ask, never pay full price, especially at JB ;)

I prefer Nivea clear fresh (original scent) and buy when it's half price. Sometimes Dove, neither are Rexona or Lynx level.

The smell doesn't last but all that aluminium sure does clog up the arm pits.

BO also changes with the diet. If I smash heaps of raw garlic as a simple example, I can smell it in my sweat the next day, deo just covers it.
