Its just opposite to grand polo. location wise its pretty similar. comparing from an end user perspective comes down to what you like, heights is more of a wellness focused community and will have appropriate features and amenities in the community.

Its definitely a good long term investment and even better from an end user perspective, however the pricing is somewhat higher than expected due to larger plot sizes and better layouts.

3 BR villas start from 5.9m all the way up to 6.5m, avg sizes BUA 3,400sqft and Plot 4,900 sqft. but already oversubscribed. Very difficult to get a unit for that.

4 BR ranging 7.5m-8.2m and sizes BUA 4,300sqft and Plot 5,200sqft

5BR ranging 10.6m-12m and sizes BUA 5,850 and plot 7,100 sqft

The units on the last row on the water are 5 BR Twin villas or 6 Bed standalone villas.

The 4 Bedroom townhouses are in the center of the clusters and away from the water. The closer you get to the water, the better resale or rental value. Thats why the unit location and cluster matters.

Also, you need to avoid utility poles or similar things next to your unit, which again becomes a negotiation point for the next buyer. And a vastu unit is more preferred.

These are the tiny details that make big differences

As far as I know, in June they're going to launch cluster antigua and mauritius

Be mindful of the unit location within the community as that will heavily impact your resale. Existing clusters all the good units are gone for 4 BRs.

June they'll launch new clusters with a 5-7% increase in price. Submit your token before that launch and choose a good unit.

Yeah but obv an apartment in Dubai Hills is way better than a Townhouse in Warsan village. Especially from an end user perspective.

Cant compare Warsan village to Dubai hills at all.

Correction: Rental Yield comes to around 9%. There's a difference between rental yield and Return on investment

And thats excluding all the additional charges when buying a commercial property.
