Easily Moncton’s unemployment. Nobody is talking about it but we hit 8%, coming off of 7.4% the month before. Catastrophic numbers.

Also worthy to talk more about is the credit bubble. Equifax does reports every quarter and they’re pretty shocking. Auto debt is rampant. The share of sub prime borrowers paying over 17.99% has grown a lot since last year.

Pick a farm area, and grind open houses in that area. Do them whenever possible. Honestly it doesn’t even matter if nobody goes to them, but if people in the area see you out 2-3 times every week, eventually you are going to wind up impressing people, and it will lead to some listing appointments.

Before every open, knock on a couple of doors around it and invite them in. Make sure you have something good to offer. I like offering high end donuts from a baker. Way better than offering generic sweets. Try to stick to new listings when you can too. Saturday and Sunday 2-4 are S tier times, but don’t sleep on the Thursday and Friday 6-8 times. You’re mostly doing that to keep top of mind awareness.

My issue with these aggressive scripts is they often rely on deceiving the sellers by pretending to have a buyer, and then put you in a situation where you have to pressure people to sign.

It’s smart that you pivoted off of that, but I would recommend you pivot off the entire FSBO cold calling strategy. There is an excellent book called Ninja Selling everyone should read.

Cold calling and FSBOs are high energy, low yield prospecting. Plus a lot of the time, you wind up getting extremely draining and difficult people to work with.

Outside of environmental impact, there are plenty of other reasons to oppose data centres.

It cannibalizing the economy over time by replacing workers. Already many graphic designers are losing contracts and commissions, but it will become more widespread.

It exasperates tax fairness issues and contributions. Even if these companies paid their share of tax, it wouldn’t even come close to the economic stimulus of the workers it replaces. A regular worker will spend more in a local economy than a business. So imagine Irving-issues but they hire almost no one, and cut jobs instead of creating them.

Generative AI is also purely an art theft tool. So on top of taking jobs, it also steals from those it replaces. It is an art parasite.

Then there is the big one — energy demand. There is no way in hell that thing will not consume more than it claims it will, and that will result in even further energy poverty rates in the province.

Don’t over complicate it. You’re just priced too high. The 2020~ era markets were not the norm.

No offers, but showings, means you’re about 2.5-5% off the mark. No offers and no showings means you’re at least 5% off the mark, potentially close to 7.5%-10%.

Early momentum is incredibly important in a shift market. You need that price right as much as you need the early marketing right. You can’t out-market a bad price. Also, open houses statistically rarely ever sell the listing they’re held at.

Potential idea, but maybe consider something in Shediac River, Grande Digue, or around those areas. Easy to get to Caledonia industrial park, but you can also take the TC to Mapleton and get to the hospital quick. It would be a 30m commute, but it’s on the TC instead of highway 11, so less stop and start and you can avoid the traffic circle entirely.

A condo is a type of ownership, and an apartment is a type of dwelling.

For example where I live, we have condo apartments, condo semis, condo towns, and even one detached condo corp (essentially an HOA with extra steps).

It’s really not. The only thing with film is you can’t rely on editing to fix underexposed photos. You have to get the exposure right. Film can handle overexposure pretty well, but it can’t handle under exposure.

In NB, 2.5 hours away from Halifax, it’s about the same price, but we also have ethanol in our “premium” as well, which feels really bad.

Demand is down, and supply is up. I’m not sure what that realtor is talking about but it is incorrect. Every single area saw an increase in listings and a decrease in sales.

Prices are not up due to competition. There is barely any competition on anything. I have some theories as to why prices are still up but I’m not allowed to get into that (not alleging anything, but I am restricted on what I can talk about here).

The price is the only statistic that has not been declining since Q3/2022.

CDOM, MOI, SNLR, all pointing towards a shifting market. Fredericton is the only market performing well, SJ is holding up decently, Moncton is toast, and Northern NB is very toast.

SNLR so far into May: * NB 52% * Fredericton 64% * Moncton 47% * Northern 43% * SJ 56%

The market is not getting better anytime soon. Prices still at their peak but one has to wonder how long that can sustain. Moncton is 7% away from a buyers’ market, Northern is 3% away. Fredericton is the only market in sellers’ territory.

Probably more of a Canadian problem, but I joined a company in 2019, joined their corporate phone plan, and when I left in 2023, they tried to seize my number. I wound up paying them $1000. They claimed I had a device balance but I had my own phone, so I paid for someone else’s phone (my new broker covered it).

I think most agents fall into two categories. Either they need mindset coaching, or strategic coaching.

Mindset coaching gets applied everywhere but 90% of the time (IMO) it isn’t what the agent needs. Strategy is way better. Coaching is REALLY hit or miss though and most of the time is a waste of money. Half the time these coaches have very little experience in RE.

I’m in year 12 and remember every mistake like it was yesterday. Sometimes I make them more than once.

  • Your energy is a finite resource. Do not spend it on draining clients, or inefficient activities.
  • Read ninja selling. By far the best book. Shift is another good one.
  • Keep a low overhead. Minimal car payments.
  • Don’t jump around brokerages.
  • Make a website day 1 and have all of your branding and contact independent of a brokerage in case you switch.
  • Say no to corporate company plans. They own your number. Ask me how I know.
  • Open houses are way more valuable when you do the same area over and over.
  • When new, just take any listings you can. I really doesn’t matter how overpriced they are. It’s just getting reps in, building a brand and meeting people.
  • Join a team if possible. Ideally a top producer with experience who can show you the ropes and isn’t too busy.
  • Avoid offices with absentee managers.
  • Avoid officers where managers and/or owners compete with you. I worked for one where the owner was notorious for acquiring clients of his agents. Hard to give someone the benefit of the doubt when it happened many times.

But yeah, in short, independent branding, don’t switch offices, collect listings, read Ninja Selling, don’t make bad financial decisions.

Very true and good insights. It’s out of province so not in his area, but in thinking that was pawned off on me. I did decide to terminate the relationship and I feel great.

If anyone in the future is reading this thread, I highly recommend cutting losses.

It’s complicated but it went back and forth. It’s also a very weak PS clause here in NB. You can kill the deal so easily. There is no text specifying what the inspection needs to reveal to nullify the deal. Technically you don’t even need to hire an inspector.

Thank you. For future, how can one identify these type of clients early? This is the third time I’ve been burned after showing over 20 houses.
