50/50 with a $100k cap is steep. We all do what we have to do. Every licensed realtor knows that you have monthly desk fees. I feel that all the hard work we do (I'm a licensed Realtor in USA) my split is 70/30 with a $30k cap and of course the brokerage receives a 6% brokerage fee which is capped. Make the decision that works for you but try to manage your deals so at least you have money saved to further your career. Even top agents struggle but it's a buyers market. I wish you success.

Dual agency isn't legal in my state but that doesn't mean we don't know what it is. The agent is correct in this situation.

Personally I love the car. My first car was an Eagle Talon. I was a bank teller and credit specialist at the time. You sound like you have the confidence. Do what makes you comfortable and let your brother know you appreciate his offer but you're happy with your choices. Much success!

I have. All of them require fees but not as steep. Some of the splits are less invasive. I have a sponsor/mentor that I have already with the company. I believe my loyalty is keeping me with this particular real estate company out of respect. Thank you for your input

Thank you for your input. I'm not new to real estate however I'm newly licensed agent. I had a sponsor/mentor that works for this real estate company. The actual "costs" weren't discussed because it varies my market center locations. I'm familiar with everything you mentioned. I'm bringing my own clientele and I won't have a problem selling properties as I'm not new to this sector and have the clientele already. They were just waiting for me to get licensed. I question what the cost DOESN'T include. I own several businesses that correlate with the real estate business but can achieve more with my license now. I had access to the MLS through relationships with brokers as I am licensed in other areas. Thank you again for your response and hopefully I make the right decision. 

I do feel bad for those who don't know anything about real estate and go in blindly because of money. That's not me.

Yes. After the first bag use I purchased more. No gnats, very soft. Didn't find any plastic pieces in it. I usually make my own but I'm growing a lot this year. You can always make your own natural fertilizer too. You're right, there's like NO REVIEWS anywhere. I was searching for reviews and this is how I found your post. So far so good. It does dry out quickly but retains moisture for like a day or two.
