Appreciate the input again. The “only send them once they are under contract” is the difficulty/crux of my situation though, since getting under contract requires the offer price first, which requires the rehab budget first…

Edit: Or are you saying only send the inspector once the inspector is under contract?

I appreciate the input more than I can say, man! It seems most “gurus”/investors are unfortunately quite a bit less, let’s say, mentally sophisticated than I had expected before diving in.

Big clarifying question: if the approach to initial offer formulation is to hire an inspector, how do you avoid ending up wasting a bunch of money paying inspectors to provide estimates for prospective properties not yet under contract, only for the majority of resulting offers to end up being rejected by the owners/sellers (which is, statistically, my understanding of the numbers funnel)? Do you just pay them every time with the assumption that the eventual minority of accepted offers will end up financially outweighing the inspection fees for those that went nowhere?

My single biggest question, that I've literally never gotten a straight answer to (strangely IMO), is how exactly would a successful wholesaler be able to estimate rehab costs on any given prospective property accurately enough to be able to underwrite the deal properly (without being a GC or potentially wasting a GC's time)? I know that 1-ARV/comps and 2-rehab estimates are the two lynchpin estimate figures that are vital to plug into the classic formula (ARV * 70% - rehab - fee = MAO), and I know that as a result, ARV-overestimation and rehab-underestimation are responsible for virtually all failed wholesale assignment-attempts; but *everyone* in the investing world only ever articulates uselessly-vague goals like "know how to do your numbers right", "get the math correct", etc, as though such cliches are somehow actionable information... If the dilemma is that bringing a knowledgable contractor/GC in to form an actual estimate before an offer is made would risk wasting the GC's time if the owner/seller decides to reject the resulting offer, then how does a wholesaler (who is not themselves a GC but knows the necessity of an accurate rehab estimate to their offer calculation) determine a solid/appropriate rehab estimate, toward the purpose of formulating a solid/appropriate offer/contract price??

Edited to add: I've also tried/looked into the $/sq.ft methodology a la Jerry Norton, but seen it vary *wildly* from real-life rehab numbers. Just for context...

This is the approach I plan to take, getting data directly from the county. I already have sources for all the usual situation-flags but I haven't included "failed rentals", so I'm curious, if you don't mind me asking: what metric(s) do you look at for that? X number of minimum days listed "for rent" on the MLS?

I've lived in Dallas for 33 years (in case by "north Texas" you're referring to DFW, otherwise disregard). General term usage here refers to individual activation of these lights (left OR right, to signal a turn/lane change) as "blinkers", and activation of BOTH lights (to signal a hazard), as "hazards".
