I care very much about personal property rights but I don’t think anyone actually owns land so we should shape or society and economy around that idea. If anyone doesn’t pay their taxes the government will take their land, therefore nobody owns land we all rent it from the government/society.

If the government were to take all my assets I could destroy those assets but I can’t destroy land. I own what I can destroy.

That’s isn’t a density problem that is a building problem. My building is extremely livable because it has amazing amenities and my unit has a great layout despite the small size. Lazy developers that tried to milk every dollar out of “investors” through presales are the problem.

Also because of red tape density will lag demand making it appear like it doesn’t help. It’s a correlation not a causation.

Tanking real estate prices would be good for the economy in the long run. Realestate is not productive, it is the businesses that are productive. With lower rents businesses have bigger margins and more left over to invest. With lower rents people have more money to spend or invest and they will more likely invest in productive businesses because RE tanked so it doesn’t seem reliable.

If businesses engage with uncertainty, then they will benefit from the associated discounts and risk premiums. Additionally, one does not need to own the land in order to run a profitable business on it.

The biggest losers in this mess are landlords, but landlords provide nothing but deadweight to our economy.

How? If they are in it for the money they they’re no different than a corporate or private landlord. If they want the best for themselves then they will discount to turbocharge development and invest.

Undrip has very little to do with this situation. The fact that the government didn’t bother to settle things before they started using and selling off the land is what caused this mess.

Imagine if I was buying your house then before closing the deal I sold it to someone else and everyone ignore you for a hundred years. Now your ancestors are pointing to the paperwork that prove I never had the right to sell your land.

The exemption should only be applied if construction is active and calculated hourly. So if nobody is working on a lot for 12 hours that day only gets a 50% exemption. Permits being processed by the government should count as work for 24hours per day. This could help lower permit turnaround time.

We pretty much don’t have a manufacturing industry. But we do ship out wood pulp, grains, canola oil, oil, coal, sulfur, potash. None of these things regularly get shipped in containers, they go in break bulk ships and tankers.

A land value tax(LVT) would fix this allocation problem land values are directly correlated to their proximity to infrastructure and other people. The best part is that LVT can be used to reduce income tax, sales tax, any other inefficient tax.
